Nexstar Title and Escrow LLC

When we purchased a condo in Wynmoor Village, we were told by Sellers' realtor (Coral Shores Realty) that by using
"their" Title & Escrow  Company ( Nexstar) we, as Buyers and the Sellers would each save $250.  This total $500
savings would be gained because Coral Shores Realty would forgo their "normal " $250 "service" charge to each of us.  Based
on this promised saving we, as buyers agreed to have our escrow deposited with Nexstar.
Shortly afterwards we received an emailed request from
Nexstar to agree (by return email) to Nexstar's Settlement Statement.  No
copy of the Settlement Statement was attached for our review.  We
requested a copy of the Settlement before we would sign off.  After some
delay, we received a copy of Nexstar's Settlement Statement and discovered that
Nexstar was going to charge a total of $1,277 for "Settlement and Closing Fees."    
 
A review of our signed Sales Contract did not show any
"service" charge from the realtor and we advised Coral Shores that we
would not use "their" title company and we would not pay any
"service" charge to them.  A search in Angie's list turned up
highly rated Spirit Title & Escrow who offered their services for a total of  $590 ($295 each
to Buyer and Seller.)
We had our escrow transferred from Nexstar to Spirit. 
Spirit did an outstanding job despite some difficulties presented by Sellers
split power of attorney, out of state principles, etc.  Spirit kept us
informed during the entire process.  I recommend Spirit and would use them
again without any hesitation.  Certainly would not consider using Nexstar.
