J. F. Smith Design & Build

After taking my money and not returning a good portion of it I got nothing from them I have since hired a real architect who has explain the process in great detail and I am very please with unfortunately JF Smith was on able to do my job because they had no idea of local building codes and everything he told me was completely untrue

I recently encountered a complicated issue when refinancing my home mortgage. With only a week away from my deadline, I contacted J.F.Smith Design & Build, Inc. and explained my dilemma and time constraints. The following day Mr. Smith personally inspected my home. His extensive knowledge and experience as both a general contractor and architect allowed him to quickly recognize the true problem, explain it to me in terms I could understand, and he was able to resolve the issue in just a few days. I really appreciate his promptness, professionalism and fair pricing, and would highly recommend his services.

Frank meets all appointments timely.  Very knowledgeable of his trades.  Easy to work with and very true to value pricing for his expertise.

It went well, some slippage on timing, mainly on securing permits where Frank Smith could have been more pro-active.  The final result was excellent, Frank was attentive, most of the crew were first class

Frank Smith, the owner, met me to estimate repairs for roof damage and broken tiles. He was prompt, fair, really pleasant to work with. The job was well done. Knowing he is a general contractor and not just a roofer, made me confident to use this company for other jobs as well.

I would recommend this man and his company again.

Work was performed in a timely, professional manner.I own other properties and Frank has taken the time to answer questions and quote on future projects that I have in my pipeline.

The owner Frank was awful.  His estimate was completely off (twice the original price) and he was argumentative, unprofessional and nit picked over every tiny cost on a big project. He was absent from the job and rarely came to check on his workers or the progress they were making.  They began the job in early November, promised to have it complete by the first week in December and are still not complete.  The work they did complete has already began to deteriorate with rotting wood, chipping paint and and wood that was hung completely crooked.  I highly recommend you look elsewhere for your home improvement needs.

Overall we were very satisfied. 

Frank Smith himself was intelligent, helpful and patient; and the vast majority of the people coming in and out of our house were pleasant, clean and polite.  As the project took two months (a long time to be without a kitchen!), this was very important. 

In terms of punctuality, we got off to a late start because our permitting got lost in the woodwork, and we felt Frank could have been more on top of it, but we took all estimates of timing with a pinch of salt, and budgeted for some time overruns (because the project was quite complex),  so we were satisfied overall, particularly as Frank is both architect and contractor which cut out some wheelspin and cost.  

In terms of co-ordinating the project, Frank was effective and things happened in the right order and there were no gaps where somebody forgot something. 

The quality is excellent, but most of Frank's work is invisible except for the countertops, paintwork and general design.  However, we were living in the house and could see what went behind the walls, under the floor and above the ceiling.  The design is very dramatic and we have converted have converted a 1984 'builder's ho-hum quality' kitchen into something with a definite wow factor.    

They did the design and got the permits that were needed. They handled everything professionally and did it all at a very good price. I am pleased with the results.
