I called Collins on a Saturday at noon. They said their normal rate to get a place rented was one months rent then 10% of rent after that. I was able to negotiate them down to 66% of the first month's rent (it wasn't difficult, just ask them!) and I was signed up that day. They picked up the keys the next day (Sunday), and had wonderful pictures and a full listing up within 24 hours! They gave analyzed the market and found that I was about $50 over market rent, so we reduced the rent and started getting calls immediately - one person called within minutes, before the photos even went up! After a week with multiple showings we got a full price rent offer and have our tenants signed up.
Overall, Collins has been incredibly responsive and professional at all times. They are a bit more expensive than other property managers, but just look at the kinds of listings they put up and you can see why - the camera they use makes your place look amazing! They use a wide-angle lens on an SLR, not some point-and-shoot. In the end, it was only $200 more than other companies for me to get a top notch listing and service on *Saturday and Sunday*.
