Services we don't offer
We are not a Community Association Manager. We work for individual owners of the properties we manage and sell, including both buyers and sellers. While we assist and care about tenants, we work for the owners.
Mike was very professional and very helpful explaining the details of his service. However, when I read the property management contract, it was an extremely one-sided document. There are a large number of extra fees. When I added up all the fees, the total management charge worked out to over 16%. This was far too high, and I went with another option.

I do not know what fees [Member Name Removed] is referring to. We are extremely competitive, and do not charge a lot of fees. The numbers [Member Name Removed] refers to do not make sense to me. We comparison shop competitors and our rates are well below many.

I was unsatisfied with my current property manager - he had listed the property too high and hadn't even listed it for rent on the MLS. We received one call in a week, so I decided to make a change. I called Collins on a Saturday at noon. They said their normal rate to get a place rented was one months rent then 10% of rent after that. I was able to negotiate them down to 66% of the first month's rent (it wasn't difficult, just ask them!) and I was signed up that day. They picked up the keys the next day (Sunday), and had wonderful pictures and a full listing up within 24 hours! They gave analyzed the market and found that I was about $50 over market rent, so we reduced the rent and started getting calls immediately - one person called within minutes, before the photos even went up! After a week with multiple showings we got a full price rent offer and have our tenants signed up. Overall, Collins has been incredibly responsive and professional at all times. They are a bit more expensive than other property managers, but just look at the kinds of listings they put up and you can see why - the camera they use makes your place look amazing! They use a wide-angle lens on an SLR, not some point-and-shoot. In the end, it was only $200 more than other companies for me to get a top notch listing and service on *Saturday and Sunday*. If you call, ask to speak to Jose. He's my property manager and I highly recommend him.
