I didnt look up the dates or actual price but i think i got it about right.
So conflicted. Dean does quotes through text messages and photos so he saves a lot of time and presumably money that way.
He didnt charge me above the quote.
He put the heater where i wanted it even tho he wanted to put it on a different wall.
The pipes could have been run slightly better had he helped me finish removing the old tank stand. pipes are a foot off the floor instead of sort of along it, where the old stand level was.
He doesnt do any drywall but cutting in to access the pipes, so u have to find someone else to fix that. he said he had a good drywaller but i never did get his name.
he was picky seeming about doing quality work, and took his time to do it right. there was no charge by the hour or anything, so it was valuable that he wasn't rushing.
He only missed one thing in the 8hr install and that was he forgot to run a tube from the condensation outlet which he later did. not quickly (in days), rather was after a full month and a few days (he offers a one month guarantee on his work... , but took him longer than that to come out and it turned out i had a lump of calcium in my shower but i thought my shower changed from variable temp to 3 non adjustable temps due to a bad tank. lots of worry for a long time becasue of that. but eventually took him <15 mins as expected. he was supposed to show me the calcuim buildup in my lines but he put them in his truck in the 20 mins i was inside taking care of something and never saw. he had told me that was the best place to see how it was as we couldnt tell from the heater. it is nice he hauls the stuff instead of calling for a scrapper to come.
he did replace some copper pipe with pex, but i think pex actually has advantages. tho family just thought because it was cheaper. it is cheaper, but still has some great qualities. but the piping could have taken up a little less space.
also, i wish the condensate drain line (only some models are condensing) on the exterior of the house was white instead of blue.
he said he pulls permits and many workers don't and aren't licensed and insured as he is*/was
His license is no longer valid in Polk County, he has been fined and has been unresponsive as he still has not pulled my permit and lied repeatedly and with all sorts of detail about it. he even was talking about the downfalls of not having a permit while he worked, as he was at the time looking to buy a house whose "new" roof wasnt permitted (and was shoddy and old looking).
the county informed me he may not work in polk county (as license is revoked) until he pays the fine and the permit is closed out.
p.s. the address to the small cubicle style office is out of date but he lives in the general vicinity.
so, waiting on all that stuff as it is likely holding up the 550$ rebate from the utility company for the tankless upgrade.
mostly he is very smart and seems a good diligent worker, but unfortunately he too is deceitful. I was looking for a lifetime plumber and wanted a bunch of other work done. some of which i wanted to do before i found out for sure he never pulled the permit. In fact, he hasn't pulled a permit in a long time even tho he routinely does water heaters and re-pipes houses by running waterlines in the attic.

the price was good/average (so u know not a b.s. underestimate, nor crazy inflated like benjamin franklin plumbing. they wanted 4,500. it was nuts! i got another two quotes for 2k and one for 500 but without the tank and parts. but i found out the clearance one i bought was sometimes later deemed too small for a house and the one i got had a little tank where it stirs the water so u dont get the hot cold hot pancake effect.
I wished so he would have gotten the permit.
