Scarlett was thorough and prompt. She quickly prepared and issued the report and was responsive to follow-up communications. Scarlet also promptly corrected an error in the report and, on her own initiative, made a monetary concession due to the oversight. (note: if a drone is used for a roof inspection, supply any additional information you may have about the roof to ensure the report is accurate. My metal roof was a well-made imitation of tile and the initial inspection report stated it was tile based on the images transmitted by the drone. This shows that - despite the benefits of this technology - there’s no substitute for an up-close examination. As noted above, Scarlet addressed this promptly and professionally.)

The company was very flexible to schedule the inspection. The inspector came even earlier than we agreed and did throughout inspection of the property. All issues were documented and we used it to negotiate repairs or compensation for repairs that we were not aware. I highly recommend this business for home inspection since they delivered exceptional service and it was overall pleasure to deal with them.

We were in the market for a very reputable home inspector for a property we were interesting in purchasing. Thanks to Angie's List, we found Scarlet. From the initial point of contact, she was very responsive and professional. She spent 5 hours inspecting the property and filed an 111 page report in under 24 hours. She is methodical, comprehensive and very detailed while at the same time very personable and pleasant. The report itself was easy to read and well-organized. I would also like to share that we are very grateful for Scarlet's thorough inspection because she discovered a roof issue that requires further professional assessment. I had a very good experience during my inspection. Scarlet was punctual and started working right away. Even though it was a new construction (only 2 years old), she found some issues with drainage from the gutters, as well as some rust on the AC. I received her detailed report the next day even though it was a holiday. With her help the seller agreed to have all of the issues fixed. I followed up with her to provide an estimate of the cost to fix these issues and she was highly responsive.

We were highly satisfied with the services. Ms. Vidal understood our requirements and accommodated to the date and time we had the walkthru, in spite of the short notice. The inspection went beyond our first time buyer expectations and even the builder representative commented he has not seen a so detailed inspection. The day of the inspections we were informed about some minors details that we wouldn't be able to see, so the builder corrected for the closing. Also she gave us suggestions for day to day topics. The roof inspection was made with a drone, which besides been a surprise provided excellent pictures of it. In a couple of days, we received a comprehensive report worth the price we paid. On top of that, Ms. Vidal also speaks Spanish, which facilitate our comprehension since it is our first language. I saw an inspection on the place I was living before and they took 20 minutes and Ms. Vidal spent 2.5 hours looking at hours. WE definitively will use them for future inspection needs.

Scarlet Vidal of Summit Properties is a complete professional. She was prompt, exceptionally thorough, and speedy with the report. We are buying a house and used her services for the required inspection. It's an older home, and she gave it a complete examination. Along with the four-point inspection report, she gave us an 83-page report--with photos--of her findings. It's given us a much clearer picture of what our priorities should be when we update things. We would definitely work with her again.

Scarlet did an excellent and thorough home inspection.  I was very surprised by how thorough her inspection was.  The entire 50 page inspection report with detailed findings and pictures was ready the very next day.  She was very quick to respond to any questions regarding the inspection.  I would highly recommend Scarlet.  As a matter of fact, I intend to use her again if I need to re-inspect the property.

She went out on a weekend and did everything in the same day. She was very thorough and explained the report to me and was willing to follow up and amend the report as needed. She kept great communication and was very nice.

It went, I guess I had mixed feelings about that, overall she was thorough however in her four point inspection of the home she inspected the home and based on those comments our insurance agent stated that we would be unable to attain insurance for the home but we had to request for her to go back and reevaluate certain aspects of the house.  Which she did and she was able to remedy the problem but the insurance was concerned that many home inspectors are able to determine certain aspects of the home and they'll answer like any, you know, markers or name plates stating the age of the home.  She was thorough and responsive just had problems with that and when we half way moved in some of the appliances didn't work perfectly.  I don't know if she inspected or after she inspected but it's hard to determine that.  No additional fees.  We used the deal really soon after the purchase and she was very responsive.  The price is fair.  I never dealt with them directly but from what I could gather she was pretty professional.  I would probably not use them again.  This inspection may have been a learning experience for her so maybe the next time she would do things differently and so I would recommend her but as of right now I will not. 

Our inspector, Scarlet Vidal, was professional and very flexible with us on the scheduling of the inspection; we had to reschedule because the seller wouldn't give us access on the appointed date. Ms. Vidal communicated with us by email or text message from the day we purchased the inspection to the delivery of the report. She arrived on time and was extremely thorough. The 38-page inspection report came approximately 24 hours later and documented multiple deficiencies on the home we are purchasing. The report contained itemized lists of deficiencies and photographic documentation. Armed with this information, we plan to negotiate credits from the seller. The inspection also revealed that the 22 year old roof needed replacement sooner than the listing agent indicated. Even my realtor was impressed with the professionalism and thoroughness of Ms. Vidal.

***Update***  Mold Issue and Water Damage Missed

After we moved in, we noticed a very musty smell coming from underneath the kitchen sink. We suspected mold and after hiring a mold detection company, our worst fears were confirmed. We have black mold under the sink. The remediation costs are over two thousand dollars. Ms. Vidal's inspection report said the kitchen cabinets show "signs of wear." To even a layman, there are obvious signs of water damage under the sink. The hardware is rusted, the wood is warped, and the bare wall is exposed inside the cabinet (i.e., the previous owner removed the moldy/water logged particle board). The seller obviously did a terrible job glossing over a water/mold issue and any inspector should have caught this. We trusted our inspector and she let us down. Ms. Vidal was very thorough on other parts of her inspection, but on this part she failed miserably. I called her to complain and she had no answers. She even suggested that the damage occurred after she did the inspection, but this is not possible and the evidence of a past water/mold event could not have occurred in so short a time. When asked about the obvious signs, she said, "Well, this South Florida." To add insult to financial injury, the fine print in her contract all but ensures that you the client will not be able to seek any damages from her. She did not even offer to refund me the $410 I paid for her inspection (which was expensive compared to others).  Because of her failure, we must do costly remediation and a kitchen rebuild, delaying other projects we had hoped to do. If I had known this house had these issues, I would have negotiated a price reduction or simply walked away. Because of all this, I cannot recommend this inspection company and would advise Angie's List members to look elsewhere.

I would recommend Summit for all property inspection needs. I found Scarlet through Angie's list after my usual go to was unavailable due to the short time frame we had for this inspection period. She responded quickly and was available on the date that I needed. She did an excellent job communicating and pointing out the areas worth noting. She was also prompt and on time which was excellent. Lucky for us this time around the home only needed minor repairs and we are pleased with the detail of the report. Scarlet had a very quick turn around time and an easy to read report that highlighted the main areas of concern. I would not hesitate to use her again and would recommend her!

Our house hunt resulted in an offer on a home which we later withdrew from.  In an earlier review, I reported that we had used Summit Property Inspections with regard to that home.  We found the inspector, Scarlet Vidal, to have done an exceptional job.  It was only natural that when in contract on the second home, we use her again.  Once more, we were not disappointed and should we look to purchase another home in the future, I certainly will look no further than Summit Property Inspections again.  My realtor was with me at the inspection and he was in perfect agreement with me as to the quality and value of the inspection conducted.  While the depth of inspection was very well conducted, once more Scarlet dazzled us with a less than 24 hour turn around on the detailed, written report and the many digital photos to illustrate her findings.  From start to finish, this was another excellent & painless experience.  I highly recommend Summit Property Inspections.

From her climbing on the roof, Scarlett found over 50 broken or damaged tiles.  In all other areas her thoroughness yielded about $7500 in repairs either needing to be done or which will soon need to be done.  This, on a home which really did not appear to need any work at face value.
While I backed out of my deal on this home (for other reasons), I am now in contract on another home and will definitely retain Scarlett for an inspection on that one as well.

Architect Scarlet Vidal inspected a property that I was ready to buy. Upon completion of the inspection she provided a summary of the findings. In the next 24 hours, I had a 37 pages inspection report with detailed pictures, wind mitigation report and pool condition.
She was very clear and explained all potential issues. She also answered all our questions and even provided me with further assistance by email after sending the report. Great professionalism and service!
