Our inspector, Scarlet Vidal, was professional and very flexible with us on the scheduling of the inspection; we had to reschedule because the seller wouldn't give us access on the appointed date. Ms. Vidal communicated with us by email or text message from the day we purchased the inspection to the delivery of the report. She arrived on time and was extremely thorough. The 38-page inspection report came approximately 24 hours later and documented multiple deficiencies on the home we are purchasing. The report contained itemized lists of deficiencies and photographic documentation. Armed with this information, we plan to negotiate credits from the seller. The inspection also revealed that the 22 year old roof needed replacement sooner than the listing agent indicated. Even my realtor was impressed with the professionalism and thoroughness of Ms. Vidal.
***Update*** Mold Issue and Water Damage Missed
After we moved in, we noticed a very musty smell coming from underneath the kitchen sink. We suspected mold and after hiring a mold detection company, our worst fears were confirmed. We have black mold under the sink. The remediation costs are over two thousand dollars. Ms. Vidal's inspection report said the kitchen cabinets show "signs of wear." To even a layman, there are obvious signs of water damage under the sink. The hardware is rusted, the wood is warped, and the bare wall is exposed inside the cabinet (i.e., the previous owner removed the moldy/water logged particle board). The seller obviously did a terrible job glossing over a water/mold issue and any inspector should have caught this. We trusted our inspector and she let us down. Ms. Vidal was very thorough on other parts of her inspection, but on this part she failed miserably. I called her to complain and she had no answers. She even suggested that the damage occurred after she did the inspection, but this is not possible and the evidence of a past water/mold event could not have occurred in so short a time. When asked about the obvious signs, she said, "Well, this South Florida." To add insult to financial injury, the fine print in her contract all but ensures that you the client will not be able to seek any damages from her. She did not even offer to refund me the $410 I paid for her inspection (which was expensive compared to others). Because of her failure, we must do costly remediation and a kitchen rebuild, delaying other projects we had hoped to do. If I had known this house had these issues, I would have negotiated a price reduction or simply walked away. Because of all this, I cannot recommend this inspection company and would advise Angie's List members to look elsewhere.
"[Member name removed], at the time of the inspection there was no smell or mold like substance present. I can only guarantee for that day of the inspection and not afterwards what can occur. During the inspection I found the AC to be about 80 degrees inside the house and it was hot and humid. I verbally recommended to keep the air conditioning cooler because during summertime and the extreme heat and humidity, mold, and leaks can develop very quickly. In response to the timing after the inspection I did, under ideal conditions it might take mold 24-48 hours to start to grow. That could have happened at any time after the inspection. They contacted me one and a half months after my inspection, which anything may occur during that time. I take pride of my thoroughness performing my inspections carefully. I did not see any mold like substance or notice any musty smell (though I am not a mold assessor and this is not my job). If I would have seen this during my inspection I would have recommended a mold inspection. I cannot foresee the future of what may occur later after the inspection. Regarding the inspection cost which was $410, this price included a wind mitigation as well which is worth $125, which I know is a very reasonable price for both inspections. I am very sorry you had mold issues after my inspection but that was not present at the time I performed it. Sincerely, Scarlet Vidal"
Scarlett was very professional and thorough in her inspection as well as the report with itemized pictures. Her detailed report gave us visibility to exactly what we were getting into. She arrived fully equipped for the inspection, checked every outlet, water pressure, every appliance, every faucet, the roof, every little detail. We were very impressed and would definitely recommend her.
While I backed out of my deal on this home (for other reasons), I am now in contract on another home and will definitely retain Scarlett for an inspection on that one as well.
