LVS Professional Pressure Cleaning

Be careful with LVS company, the owner is cheat, he got the payment for the painting work but after I return from my job I found that the job was incomplete. I assume my mistake because this company is a pressure cleaning company and this is a WARNING with this thief. Christian

LVS and Luis Solares did my neighbor’s driveway-walkway pressure cleaning a while back. I approached HIM about the possibility of doing mine down the road. Contacted him last week to get an outrageous estimate price of over $425.00 to power wash my driveway, walkway, sealer, and the decorative stones that line the walkway! I asked what coating is used, he said ‘the best one’!.....Well, they run from $49.99 for 5 gallons, to over $200.00 for 5 gallons, so which is it? Obviously the $50-$75 Coating, meaning about $150.00 for 10 gallons, AND the rest is labor? Really $275.00 labor? So as we spoke, he gave me a better price, and we agreed on $350.00. He was very hesitant to come down in price after I asked some pertinent questions about coating, labor, etc……..I was still not satisfied with what was actually going to be used, so I called to cancel. But, on Monday, 2/28, he said he already had the ‘material’, so we agreed on $325.00 to do this today, Thursday, 3/2/17 at 9:00am……It is now 10:45am, Luis Solares has not called, nor shown up. These are the little disruptive so called ‘business people’ we have in Coral Springs. ……I doubt he will show up or call, and I will not call him, and my community will now know that he is just another high priced ‘irresponsible and untrustable’ person with a fancy truck. You must be really overpricing your customers if you can afford not to show up for a $325.00 job. And this guy does house painting as well? We’ll throw this out to the HOA at the next meeting! YOU CAN SEE HE MEETS NO CRITERIA TO EVEN BE ON ANGIE'S LIST, NOR HAS BBB CREDENTIALS! Pen is mightier than the sword. God Bless America.

We called everyday for a month and he said he would be coming the next day and he still has not shown up. If you search Google for LSV Pressure washing you will see many bad reviews on how this guy stole peoples money. Plus the State of Florida doesn't show him as a licensed contractor so cannot even file a complaint with the state.

Luis was great and very polite. He did my neighbor's house and driveway yesterday, gave me an estimate and came to do mine today. Another neighbor in the cul de sac saw him working and he got an estimate and they are now doing his roof and driveway. They were very neat. Nothing got in the pool and they washed off the patio, front walkway and driveway. They left everything clean and made sure we were happy. He also does interior and exterior house painting, but we are not ready for that yet. He did an awesome job. Would definitely use him again.

They did a great job, cleaned up after themselves and were very polite. The owner wanted to make sure we were very happy with the job and in the end we were pleased with the result.
