I called Homeland Property Inspections and Joyce, who owns the company along with her husband Richard, got back to me right away. Joyce explained in great detail their experience and why they are extremely qualified to give a thorough inspection. Richard is a General Contractor, and Joyce is the administrator who also assists Richard on inspections, and provides quality control. They have over 20 years experience in the South Florida Building Industry.
They arrived on time and were not only professional but personable. They went through the house with a fine tooth comb explaining the good, the bad and the ugly.
They found the big stuff: an electrical panel that they knew was on the insurers 'bad' list and explained that the panel had to be replaced to get homeowners insurance. They even gave us referrals for an insurance agent and a mortgage broker when we requested them.
They even found the small stuff: A small crack in one of the showers, and they explained how it could be fixed with a simple maintenance repair.
They brought with them a termite and rodent inspector as well who gave us his own report, an estimate, and provided Homeland Property Inspections with the same, so it was a coordinated effort.
They took their time with the inspection, and after they were through Richard went over the report, and explained everything to us. The inspection of the 4 bedroom home took 3 hours, so we know they put a lot of effort into it.
Richard also completed a Windstorm Mitigation Inspection, and a 4-Point Inspection for our new homeowner's insurance policy - literally climbing onto the roof. I've done research and heard that many inspectors only look at it from the ground, so I felt more assured that we were getting a great inspection.
They were great to work with, and I would highly recommend them to my family, friends and associates!!

"Dear member, I do have to apologize for responding to your post at this late date. There were two accounts set up with Angies's List, and we were notified of the error, and are now able to respond to you. I would like to start off by saying that we are General Contractors and Commercial and Residential Building Inspectors, and have been in the South Forida Construction and Inspection Industry since 1993. We are Extreme professionals in our field. The scope of a home inspection is a "limited-visual." During your inspection our inspector did not miss any illegal wiring as you stated. If you look at your Comprehensive report under the "Electrical System" area you will see the following: A representative sampling of switches and outlets was tested. As a whole, outlets and switches throughout the house are in serviceable condition. Lights are not operational in some areas, possibly due to bad bulbs, Coach light at front garage, hi hats in family room. Switch is missing for hi hats in kitchen. Improper wiring is noted at south side exterior receptacle. Missing or damaged cover plates viewed to dryer outlet. $ 225.00. We did advise you of the illegal wiring that we discovered. In regard to the Termite/Mold company (Ship Shape Pest Control and Amerishield), they are a very reputable company, have been in business for many years, and are Licensed and Insured Mold Assessors and Remediators License #MRSA1220 for Mold Assessor and License #MRSR1334 for Mold Remediator. If you will refer back to the Certificate of Analysis report dated 8/20/2010, you will see that you had an elevated amount of Penicillium/Aspergillus spores, due to the air conditioning not being on, and the humitity in the house creating moisture, which allowed the spores to grow. This type of mold could be a potential toxin, and could cause hay fever, asthma and hypersensitive pneumonitis alergies. I gave you the telephone number, and advised you to speak to Dr. John Shane, who is the Director of Lab Services at Pro-Laboratories regarding the type of mold that was discovered, and we offered you the opportunity to have the mold remediated, but you declined. If you contracted another mold company for inspection, and they reported to you that there was absolutely no mold, I am sorry but they did not do their job correctly. You also mentioned that the other mold company that you hired verbally told you that you did not have any mold, but you also stated that they told you how to clean out the mold, and that is against the law. They did not advise you correctly. In one statement you say the mold company said there was no mold, and then in another statement you say the company told you how to clean out the mold. I am sorry that you did not give us the opportunity to answer your questions, and help you with your decisions.
