They missed mold growing on the wall behind the hot water heater and the a/c unit in the garage. The big patch of mold they missed was because they didn't move some tiles out of the way set against the wall were the mold was. There was other mold on the wall that wasn't covered up by any tiles that they missed. I ended up with $6,000 bill to remediate and clean out all the vents and airducts and rebuilding the plenum and a/c box because the mold spores got in the a/c.

They missed a patch a mold behind the hot water heater and the mold spores had gotten into the a/c unit. The seller of the home had placed some unused tiles against the wall behind the hot water heater covering the mold but there where mold spores growing on the wall as well as by the a/c unit because the pcp pipes were leaking moisture. We discovered this was an old leak that was not remediated properly because the wall were the mold was was dry. The cost to remediate was $6,000. I had to get rid of the mold and rebuild the a/c box and plenum and clean out the a/c and all the a/c vents. I would of not purchased the house if I would of known about this.

"We work hard to ensure our clients are aware of any deficiencies, and are sorry that you were left with this situation. It would appear that the Seller placed the large box of tile (looks like 36" x 24" tile) in front of the mold stain behind the water heater in order to conceal the issue and failed to disclose this deficiency on their disclosure statement. As clearly stated in our inspection report, inspectors do not move stored items during the course of the inspection. This is in accordance with InterNACHI guidelines which we abide by. It should also be noted that moving boxes of tile which are extremely brittle during an inspection could leave us liable to the homeowner if any damage occurs to the tile. RWPII has been in business since 1998 and we pride ourselves in doing a detailed and thorough inspection for our clients. That'[Member Information Removed] not to say that we don't occasionally miss something -- we are human and make mistakes, but when an issue is hidden behind a box of large, heavy tile to (it appears) intentionally to conceal an issue, we don't believe we were negligent in our inspection and subsequent response when the issue was identified."

My girlfriend and I are buying our first home. We read reviews on 20 other home inspectors, then called up 5 and grilled them. As a business owner myself I know salesmanship vs honesty. Ron was the most honest and answered all of our questions in a professional manner. On inspection day he showed up early, did a very thorough job, answered all of my questions and taught me a lot about many of the home features that I was completely clueless about. Like the anti-rust sprinkler system, how to maintain the salt-water pool filter/pump system, and why/how the homeowner redid their plumbing (Ron is has a master plumbers certification). His report was very thorough and completed that evening. My realtor even mentioned that he was one of the best in South Florida. The only reason she didn't refer him is because Ron is there for the buyer and the buyer only. He does not fluff a report to ensure the deal goes through which many of the reviews on other inspectors mentioned, especially those referred to us by our realtor. Side Note: I clumsily damaged the home by accident during the inspection. Ron had two experts out there within 48 hours, repaired my mistake, and even showed up again to reinspect it. Ron is the best there is and as long as he is in business, he will be our first choice every time.

We hired Ron Walker Property Inspections to inspect a 4000+ ft residential property we were under contract for. Couldn't say enough great things about the detail, the professionalism, and going the extra mile to make sure I knew exactly what I was buying. Ron and Bryan were detailed, scrupulous, honest, and had a fantastic team to get the job the done. He saved us from some very costly issues that the current home owner ended up paying for, and even backed up his findings through permit searches around that neighborhood. The inspection went well. It was comprehensive. I had an extra review of plumbing underneath the house. This revealed serious concerns with the drains that would have cost at least $31,000 to fix. I opted not to move forward with the purchase because of these plumbing problems. The inspection also identified numerous other concerns. This company is not cheap but I recommend them because of the solid work. The investment is worth it.

We have had inspections done for other home purchases, but none as complete and as impressive as Ron Walker Property Inspections. In addition to our 4-point inspection, Ron Walker also lined up termite and septic tank inspections, and also tested our home for mold. Ron Walker and two employees showed up on time and for 2 1/2 hours combed over our entire home, inside and out. They inspected appliances, closets, attics, cabinets, fixtures - if it was in the house, it got looked at. Plus, we received our inspection report the same evening of the inspection. Although Ron Walker is slightly more expensive than other inspection companies, the additional cost is well worth it and relatively minimal considering a home is such a huge investment.

From the start Ron was extremely responsive, punctual, and professional. He arrived on time with his team and provided detailed reports within a day. Unfortunately, the seller had turned off the water, so they were unable to inspect the water lines. I would definitely recommend paying a little more for this service as the customer service is worth its weight in gold.

Fantastic! Ron and his guys were polite, knowledgeable, and professional, and went out of their way to explain the home, operation of its systems, and any issues that they had found. The reports they provided were clear and concise. They identified several issues, including a potential plumbing issue that I do not believe all inspectors would have found. I was able to negotiate thousands of dollars cash back at closing as a result of their findings. I engaged with them again to provide the 4pt and wind mitigation reports. They were an absolute delight to deal with; a rare find amongst South Florida businesses. I would absolutely hire them again and would highly recommend this company to anyone looking for a quality home inspection.

There were two teams that inspected the home and provided a very thorough report by the next business day. Payment was easy with online options. I had a few follow-up questions regarding an open inspection from 2005 and Ron quickly provided information and how I could follow-up with the county to resolve.

I have had them inspect 2 houses and a re-inspection for me. Their price is a little high but I believe you get what you pay for. They ended up saving me a couple hundred thousand. With being a remote buyer they did a great job with dealing with me and my proxy. They saved me a lot of money with a house I did not purchase and saved me some money with the house I did purchase. They were able to fix some electrical work so the house could be inspected again. My realtor was very impressed with the guy. They are fair, responsive and competent.
