"The vast majority construction of this home was completed by Denillo Builders who were unable to pass the final inspection for CO. Bellwether was brought in during the final 15 days to supervise minor revisions required by the City of Cape Coral. Permits were transferred into the name of our General Contractor. The original permit filed by Denillo Builders was issued in Sept of 2012. Bellwether assumed control of that permit on July 8th of 2014. The home passed final inspection on July 23rd of 2014. Anytime the home sat unoccupied was long prior to Bellwether's involvement. Buyers hired a private home inspector who also found no issues with the home, walls, or roofing at the time of closing. Bellwether did not have the permission of the Seller, Seascape Custom Homes, to complete any repairs outside of the 14 approved items on the 16 item list. Those items were completed, the list was signed off by both [Member Name Removed] and [Member Name Removed], and the home owner continued correspondence with Jeff Bucher of Seascape. Buyers were informed of Seascapes' decisions and reasoning. Buyers had voided some warranties with the subcontractors who had completed the trade work. Buyers had also asked to have damage repaired that had occurred since accepting possession of the home. Damage done to the home was not covered by the warranty as explained by Jeff Bucher. Again, inspectors from the City and the private, third party home inspection service found the home met all code requirements and reported no problems with the walls, electrical wiring, or roof. Roof tiles cracking in a grouped section is a result of damage, not a defect of the tiles themselves or the installation. Buyer admitted in correspondence that they had had an unnamed and potentially unlicensed "service man" on the roof. Damage done by any provider not involved in the warranty of the home but authorized by the home owner is the responsibility of the home owner. Bellwether was not asked to nor would have been reimbursed for completing any other work outside of the repairs approved by Seascape. If the Buyer feels they have been wronged, their complaint is with Seascape Custom Homes who made the decisions about which repairs were and were not covered under the warranty and the individual contractors who completed the construction and installation and who provided the materials and the warranties on said items. We ask that the Buyer remove the inaccurate review and take their complaints to the responsible businesses."
