We will concentrate on the sod as that is the main complaint at this time. The sod looked good when laid but was loaded with moths. With the rain and the bugs the majority of the sod died after about 3 wks. (Photos available), with the exception of that in full sun. James told me he sprayed it twice for fungus. Then later said it was just once. He said not to worry as we had a 90 day warranty on our sod. The sod in the front of the house, and parts of the west side were replaced after about 3 wks; however the new sod started to die too. By two and a half wks. the entire newly sodden areas were once again dead. James blamed us for lack of care and maintenance and stated that he had warranted the sod and stood by it once, this was our responsibility and that we didn’t put chemicals on our lawn as he recommended and we needed to trim our Oak trees. It was apparent he did not plan on standing behind the 90 day warranty; he said it was not his fault. However, he would replace some in the south west corner that had been displaced from the erosion. This was never replaced, because when the 3 sod men arrived they saw the rest of the yard and felt compelled to call my wife outside and tell her that the new sod would only die again as the wrong type of sod was continually ordered and we needed Bitter Blue, Palmetto or Classic St Augustine which are all shade tolerant. My wife called James and left a voice msg, telling him what the 3 sod men said he called back and left a voice msg disputing this, raising his voice and saying it was our fault for not getting someone out to spray and treat the lawn as he recommended. ( We have the recorded msg available) We since have had 4 professional opinions. 3 sod companies (including the one Millennium used) and our yard service company. · All agree the wrong sod was installed; · The sod should not be treated with any chemicals until after at least 21 days from installation. Our sod was originally laid by Leon and son Sod, who was subcontracted by Millennium Landscaping on Aug 25th or 26th Sept 1st sod was already dying and James was called, we left message on his cell phone Sept 6th James returned our call about the sod and left us a message Sept 20th front yard and part of west side sod replaced, west side of back still dying by neighbors property line, called and told James Sept 22nd Called James again about the dead grass on the west side that wasn’t replaced and how it was dying/dead Sept. 28th called James again about the dying sod and told him the front yard was beginning to die again as well. > James said we HAD to have a lawn service come out and treat the yard or it would die, said St Augustine was high maintenance sod and it will continue to die if we didn’t get chemicals on it. I called a lawn service the same day. Sept 28th Sept 29th Keepers of the Green came out to evaluate the lawn. Stated we had the wrong sod down, needed to be a shade resistant sod in the shade areas like Bitter blue/ zysia or a shade resistant St Augustine like Palmetto or Classic. They also said they could not put chemicals down on sod that hadn’t been down at least 21 days or it would kill it. They waited another week and a half and came out and sprayed on Oct. 14th Oct. 6th: almost all of front yard is dead, called James and he said again that we needed to put chemicals on it, told him we hired a company Oct 14th: yard sprayed by Keepers of the Green Oct 25th Leon and Son sod men came out to replace portion of dead grass in back yard that hadn’t been replaced by property line and the 3 sod men called to me and asked to speak to me… they said” Ma’am we can replace this sod but it will just die like the other did” I asked why and all 3 of the men agreed and told me we needed Bitter Blue, this was the wrong type of sod… they further told me that when they came out the last time to replace dead sod that they told workers of Millennium Landscaping that Floratam was the wrong sod to be putting down and were told to lay it anyway. We told them to not bother at this time then, they also told me that the soil was full of worms and bad. (We had 100 yards of dirt brought in for the project and had questions about some of the dirt type as it didn’t absorb water well and had a clay type consistency that water stood on.) They called their boss Carlos and let me speak to him after they told him it was the wrong type of sod and the soil was full of bugs. Carlos said he would personally come out the next day and evaluate the lawn. I called James to tell him what they said and reached his voice mail and left him a msg. Oct 26th: James called and left me a harsh voice message stating he told us from the beginning to use Bahia sod (which also requires full sun) and NOT Floratam, but that we wanted it. Even though we asked for Bitter Blue, he said both were grown in the full sun and one wasn’t better then the other for shade. He also said we didn’t get chemicals on it fast enough and that he told us to trim our oak trees Oddly we had grass before the project especially in shaded areas on west side of house and west side of back yard. James went on to say that he stood by the first sod dying because he thought it was bad sod… but that this was our fault for NOT trimming our trees and NOT putting chemicals on it when it was 1st put down. Nov. 2nd: called Leon and Son and asked to speak to Carols who hadn’t been out yet. Left a message with the woman who answered the phone. Nov. 3rd: Carlos called and had been out. Stated we did have the wrong type of sod laid and it should have NOT BEEN Floratam, but a shade resistant sod for the shaded areas. He pointed out that the grass was doing well in the sunny areas and only doing poorly in the portions of the lawn that were shaded. He also stated that he did a lot of work for James and he couldn’t guarantee that shade resistant sod would live w/o us trimming our trees as James recommended. I said as a professional hired to do the best job he could for us why wouldn’t he tell us about the trees BEFORE sod went down and why didn’t he order shade resistant sod? Carlos didn’t know. When I asked Carlos about the time frame to apply chemicals he said not before 21 days or it would burn the new sod and kill it. He also gave me a price of his cost to re- sod. Nov. 8th: Two additional sod companies came out to evaluate the yard. They both wrote up estimates for replacement. Both companies agreed that Floratam was the wrong sod for our shaded areas. One said our soil was full of worms as well, and asked if they tilled the soil and fertilized it BEFORE laying the sod. I told them that they did not, but in the back they did add almost 2 feet of dirt over the grass in some areas, and in the front they just sprayed the grass killer and dragged over it with some of the clay type dirt, (I watched the man do it). The sod company man got down and pulled up the dead sod and removed a very thin layer of dirt and saw the old lawn there and said that the soil should have been tilled and a fertilizer put down before a shade resistant sod laid. They also recommended we buy some shade resistant sod and try it in an area to see how it grows before we have more sod laid. The other sod company agreed that we clearly had the wrong type of sod. I told him we had grass before in areas that were dead now near our neighbors that did well and our neighbor has more Oak trees in their yard then us, as do many homes in the area that have green lawns. He inspected our neighbors grass and said it was “Classic St Augustine, which is one of the shade resistant types” He recommended either Classic or Palmetto St Augustine be put down. Additionally I asked each company when you should apply chemicals and begin treating for insects and weeds and BOTH said not before 3-4 weeks or you risk killing the lawn Nov. 12th: We
