"To be fair to all my customers I always bid irrigation at $60 per man per hour plus parts because irrigation is under ground and having no possible [Member Information Removed] to know the history of the irrigation and not being able to see it, how am I supposed to correctly bid it? It's a complete unknown. Did you want me to have my irrigation tech come over and spend hours going through every zone determining everything he can only see that needs fixing for free? Shame on you for giving me an "F" rating for something you clearly don't understand. Put yourself in my shoes before you go trying to ruin someone's reputation on a whim. In 20 years I've never had a customer that has had an issue with my pricing on irrigation because they understand that it's an unknown due to it being underground."
Permitting is a huge issue, as part of our property is within the coastal construction zone, pools, patios, etc. can take months to be permitted. Francis subcontracted a paver patio that is beautiful and met all of the requirements of our city, without needing a permit. He also subcontracted a craftsman to construct the steps leading down to the patio, and this was no quick throw together, the quality of the work is impeccable. I had an old fountain that I wanted to use but it was missing some important parts. Francis used his ingenuity (and some creative use of super glue!) to get it up and running.
The cottage is a second home, and we have had years of experience with suppliers, workers, etc. that just don't do the work if you are not around. Francis maintains our irrigation system, checks on the health of the plants, and treats them accordingly, even pulling weeds when that is not part of his job description, he just does what needs to be done. He always provides photos with his emails, so we can see exactly how thisgs are doing. We have an old palm, which is the "queen tree" on our lot and is financially irreplaceable. Francis diagnosed what the tree was suffering from and although it is incurable, he has been treating it with loving care (and antibiotics) to keep it healthy as possible. His workers are pleasant and hardworking, and fast!
So to summarize, Francis provides beautiful results in landscaping, but he doesn't stop there. He watches over it as if it were his own. He always goes the extra mile to have a happy client and we couldn't be happier with the results. We have recommended him over and over.
"[removed member name] was a pleasure to work for. She knew what she wanted but allowed me my creative touch to go with it. From the first meeting, I felt that she respected my talents, ability, education and experience in the landscape design and installation industry. I listened to what her needs, concerns and specific likes/dislikes were in landscape. I then tailored a to-scale full landscape design for her home that matched those specifications while adding some artistic flare and a couple of rare plants to make the landscape more unique. I then fully explained in detail the plan, with pictures of each plant and the reasoning of why I placed each plant where I did. After she was completely happy with the plan, I then began to start taking action. First clearing the site to prep it correctly for the plantings that would be installed in it. Secondly fixing and retrofitting the entire automatic irrigation system so that all the landscape would receive 100% coverage. Next I installed the plantings per the plan we discussed. I then installed the special rock in an artistic form that matched the motif of the rest of the garden. Following the rock, shell was installed in all the plant bed areas and new sod in areas where it was specified. Once it was all complete and finished she was very happy and amazed at how it looked. I made sure the quality and details of the installation were perfect. Both her and her husband [removed member name] love it and enjoy their beautiful garden. I would happily do this entire job over again with them. They both are great people and also very kind!"
I believe Francis handles large and small jobs If you appreciate quality and have a budget to work with you will not be disappointed.
One other comment. Besides the quality work, Francis is a man of his word which makes working with him a true pleasure. We look to peoples actions. His words and his actions line up.

Complete strangers now stop when they drive by and tell me how great my yard looks. I admit I am a high maintenance customer, but Francis was patient and amazingly helpful.
