Without their. Experrtise i would have had. Many issues. I didnt notice all. The problems.

They did a great job. They gave me blunt, honest opinions on the strengths and problem areas with the homes. They were on time, friendly, and very knowledgeable. I ended up buying one of the homes they inspected and they went well beyond the call of duty in assisting me with getting proper home and windstorm insurance deductions. I would highly recommend this company.

Michael and wife were prompt. However there were several serious problems in the inspection and report. Worse, when these errors were pointed out, there was an extremely cocky and defiant attitude and the outright statement that "he had been doing this 20 years" and "doesn't make mistakes."

Some examples:

- The age of the house was calculated wrong by 10 years I assume because of a math error.

- The roof was not going to be inspected at all (a critical part of a home inspection) until we pointed out it was a part of the inspection ("You don't want anyone walking on your roof, they'll break tiles" was his excuse, and also "OSHA doesn't let me do that"). He suggested I get a roofer look at it even though included as part of the inspection. We pointed out the access is from a balcony, whereby he just superficially looked at it when we pointed this out.

- He got the age and tonnage of the AC units completely wrong by 8-10 years. When I pointed out and asked how he got the age (I had a receipt from the sellers from 2011 of new units) he stated "you are serious? You want me to discuss that with you?". He then said the serial number began 1103 which meant November 2003. I explained I called the manufacturer, and as international dating they confirmed it was March 2011.

- He marked many areas of the home "defective" without explanation.

- He incorrectly listed the attachment mechanism of the roof deck to the trusses, a critical item for insurance discounts, confusing the attachment of the roof deck to the trusses with the attachment of the felt to the roof deck. He got the thickness of the roof decking wrong. He refused to fix this, even though the error was critical and obvious, and his own pictures did not support his position. He got the age of the roof wrong by 20 years. This caused my insurance to increase $3,000.00 and required I hire another inspector to do it over correctly.

On my own, I had gone to the town hall and spoke to the head building official. He provided a copy of the new roof permit. I sent this to MTC with a copy of the building official's card. MTC attempted to blackmail me that he was very upset I had written a bad report on Angie's List and I should change it. I refused. He refused to change his report, apparently in revenge.

Shockingly, although the contract price was $850.00, MTC sent a formal demand for $1,700.00 claiming "extra research". My response was that was never going to happen. MTC then sent a demand for $2,200.00 claiming additional "extra services". No "extra services" were ever provided or discussed.

They were right on time and prepared.  After asking a few basic questions about the house, they inspected the house, windows, shutters, attic, roof and took pictures of everything.  They explained what they found and what we could do to help protect our home further.  Their report was completed and sent the same day.  There were no surprises and we will be taking their advice on upgrading our garage door.

Resulted in substantial reduction in insurance rates. I couldn't be more pleased. Professional, excellent service.

Michael and Marisa of MTC home inspectors are really the best of the best home inspectors. I have invested in many properties and have paid for numerous inspections and was very impressed with them. They have a true passion for their work and they inspected my prospective home with a fine toothed comb. They showed up with a separate guy that inspected the termites. They spent hours going through a 3000+ square ft home. Michael analyzed the entire house inside and out and I really learned a lot from him. He pointed out settlement cracks, stucco problems, mold, problematic windows, faulty faucets, misplaced pavers and more. He went in the attic and looked at the roof. Marisa took notes and double checked everything as well. I highly recommend this company!

Michael arrived on time and introduced himself and his wife to us.  We proceeded into the condo and they started right away going down their checklist of items.  Checked windows, doors, gaskets, appliances, all water areas, a/c, hwh, etc. Very detailed.  Had a few suggestions for the buyer on how to keep power costs down and how to fix small items easily.
They were very plesant and professional.  At the end of the inspection Michael said we would have the written inspection report the next day by email.  We received the inspection report on time.  The fee for this service was as quote.
I will contact them the next time I need a home inspection.

I was comforted by the fact that Michael and Marisa have no association with real estate agents so there is no conflict of interest. They were working solely for ME and for my benefit. The inspection report was emailed to me the same night of the inspection and it was remarkable in it's clarity and detail. I called Michael the next day and he explained all aspects of the report in plain English. I never felt like he was rushing me off the phone. I know I can call him again, anytime I need clarification on any of the findings. If you need an inspection in Palm Beach County, look no further.
