It was pretty simple: the floor in my detached garage had been flooding all summer. I thought it was because of the incessant rain, but it continued after the rains stopped. I found a drain pipe spanning the rear wall of the structure (had to reach it through a neighbor's yard) that had a cap missing about where the flooding was deepest.
Mr Terrano came out, confirmed it, snaked it, said there was tons of grease in it (I assume from the kitchen sink of the cottage adjacent to the garage), then manufactured a really clever cap that would aerate but keep water from going in or out, that would be easy to remove should we need to snake it again.
Because of the amount of grease & the difficulty of getting to the pipe, he was there for quite a while. Considering the time & effort he put in, the price was more than reasonable.
PS The repair was nearly a month ago; it's rained a couple of times since; my tenant uses his sink regularly; garage has been bone-dry ever since the repair.
