Bad appraisal. Did a cash out refi with my mortgage co and they sent this appraisal co. The appraiser low balled our home value and we ended up getting a significantly lower cash out refi after. The appraisal done was of poor quality, and if anyone else is looking to hire this co, please stay away and spend your money and time and enegry elsewhere.

Terrible experience Received nothing but threats from Broker/Appraiser Castaneda -Mr Castaneda did not have me sign any paperwork prior to the Appraisal of my property. -Mr Castaneda did not explain to me personally what his work consisted of, or answered any of my questions or concerns prior to the Home Appraisal. -Mr Castaneda did not take any notes, did not bring a notebook or ipad, nor did Mr Castaneda check the roof, the backyard or the garage. -Mr Castaneda's own website stated he charges $325 dollars Minimum for a 1004 Residential Home Appraisal. Mr Castaneda did not explain to me why he charged me $370 dollars. -Mr Castaneda did not follow his own company rules and regulations while doing my home Appraisal. -Mr Castaneda did not take in consideration my reasons to cancel this Appraisal. Instead, Mr Castaneda decided to block my phone calls and avoid communication regarding this matter on the same day Mr Castaneda sent the Appraisal report to my son instead of me “the client”. -Mr Castaneda made at least 4 direct threats against me and my family in order to install fear in me and stop me from inquiring about this matter. -Mr Castaneda has not returned the funds or my personal property 2 perfumes until today. -Mr Castaneda has acted with negligence, dishonesty and in a threatening way in order to silence me regarding this matter.

We needed an appraisal for the determination of the true sq ft and estimated value of our home. However, we are very unhappy with the appraisal by Mr. Castaneda.

Although we had asked Mr. Castaneda to determine the sq ft of each of our three units separately, we had to figure out the sq ft for each unit ourselves by adding and subtracting the provided numbers. Also, for his fee of $595 we didn’t even receive a hard copy, only a pdf-file via email.

But most importantly, we found out that two of the appraisal’s three "comparable sales" will be demolished and the third home is already gutted down completely to the bare structure. Thus, his estimate is based exclusively on sales of homes purchased only for their land value. Mr. Castaneda admitted this. However, only after we confronted him with the bias. He wrote: “Your house has little to no value and [...] the value is in the land.”

 First, if he thinks that our "house has little to no value," then analyzing and comparing sales of homes of comparable size and number of rooms is unnecessary, as one can take the recent sale of ANY property sold for the lot, without any appraisal. In fact, a home less than half the size of ours on a same size lot just a few houses from us on our street was sold recently to be demolished for more than his estimate for our property. Second, ours is one of the firsts homes on Miami Beach, featured on the "Floridamemory" website. Comparing our historic, well-preserved, and completely restored home only with homes to be demolished is irrelevant and useless. We hired Mr. Castaneda to give us an independent appraisal, not his personal opinion.

I made an appointment with Joey to appraise my home. He arrived on the scheduled date and time. Joey walked around my home, took photos and measurements. Then, he came inside of my home and also took photos.

Excellent experience. Joe was very knowledgeable and inquired about our insurance company. He advised he had the appropriate software required to provide the appraisal they needed. I advised Joe of the number of photographs needed of the garage; however, an appraisal of the whole building was required. Soon after, I received the completed aporaisal report; exactly as requested. We submitted the report to our insurance company and successfully had coverage on the garage reinstated. Great work, no drama!
