My practice is very different than most Architects due to my extensive construction management experience in the military. I eliminate the most expensive component of building a building, The General Contractor. GC's charge 20% to 25% profit on the cost of your home. I charge an Architectural Fee with enhanced Construction Management, usually less that 12% total. Owners can pull their own permits in Florida, so I professionally manage all of the details of home building for the owner. I offer a custom design for a specific site. I hire and manage the most qualified and economical subcontractors in a completely transparent building process. No marked up subcontracts or overblown change orders. I inspect the work and recommend payment, made by the Owner. I have lenders who gladly support this process. With a GC, you are in an adversarial relationship with respect to money. I am more like a lawyer in that I am my clients advocate, we are on the same side of the bargaining table. This is a more economical way to build a better building.
