First of all that me begin with what we had done. Tyler, a rep from the company came out to give us an estimate on a sunroom. June 17th 2024 and after we decided on a four season room, we asked him if it could be done by Christmas and he said yes but after the contract signing we would have to pay a 40% deposit so they can get a project manager assigned and proceed with final measurements and ordering materials. We had an existing screen house so we did not need a roof, but we wanted the floor, which was deck boards, to be demoed. Phil, our project manager came out and proceeded to tell us that the roof and screen house was added later after the house was built, I told him no and I have the blueprints to prove it but he still insisted. THAT SHOULD OF BEEB A RED FLAG THERE He said we need approval from our HOA, so as not to hold things up I called the president of our HOA and he e-mailed it over and I printed it off for him and still Phil said he needed more even though the HOA president said that is all he needed. ANOTHER RED FLAG Long story short it went down hill after that. I called in July to see if they ordered materials and was told they were still waiting on our HOA. There again wasted tine HOA said that is all he needed.Never heard anything so September I called and Phil said he was waiting on the permit and never mentioned he was having trouble, I ended up calling not only the Jeff Shockey from the permit office, but FEMA as well, at this point I wanted to cancel but we gave our second deposit, this time 50% so that they could order materials which Phil said they didn't but Shanna, the production manager, said they did. When we finally got things under way we thought the worse was behind us but not so. There was the inside that needed caulking, J-channel they damaged and needed replaced, around the flooring needed the caulking, the outside had fraying around some of the windows and the floor was never leveled when they replaced it, SO WHY DID WE HAVE THEM DEMO IT if they were not going to make it level. Then with the hardware, said it only comes it black, because initially we wanted white door, told we could get brushed nickel handle but would have to have black hinges but Shanna said they could have then sanded blasted but we would have to pay for them, when I mentioned that they would not get the 10% the owner got on the phone and was not very nice but after his blow up he said he would do me a favor and have it done. Then the threshold of door was all bent and they tried to blame us for that, than the door black installation was caught and the bottom of door frame was scratch to the metal, instead of ordering a new door they want to take it apart and we said we paid $28,005 for a new sunroom and expected them to make it right and all they came back with was threats about putting a mechanics lein on our property. We called contractors in Md. that put SunSpace sunrooms in and they could not believe the problems we are having and on top of that we had neighbors over and they pointed out a dent in the corner wall which Phil must of over looked when he was taking pictures. There were not many reviews out there for their sunrooms only the awnings and as of this review, 2/12/25 we have heard nothing from them.

Patio Systems, Inc helped me select the awning, showed up on time to measure the space and installed the awning while I was on vacation.  It is perfect; attractive material, pattern and colors as ordered and fit, tight, clean installation. There were less expensive options available elsewhere, including Lowe's with a handyman installation, but seeing the finished product from Patio Systems, I am well satisfied and will be a repeat customer.

Make sure you deal only with the owner, Ron Simmons. Original installation went as desired after the owner came out for a second look. Awning itself is great and have had no performance issues. Make sure that you read the fabric warranties before making a selection. They are not as broad as what is claimed. They basically only guarantee against fading.

"As the owner of Patio Systems, the largest volume retractable fabric awning dealer in the region, I am pleased that we earn great online reviews in general and from Angies list homeowners in particular. In this case the homeowner, Member and his partner had purchased a retractable patio awning from us eight years ago (July 2006). Over the years they were happy with the awning but Jeff called us last summer to look at the fabric which had began to fray. My service coordinator promptly sent our field technician to take a preliminary look. The issue then came to my desk since I must personally inspect the fabric to see if it is a warranty issue, before it is forwarded to the fabric manufacturer. We were in our peak season which is a very demanding time for my business and my schedule, so it took five days before I could meet with member. Before we had a chance to get together, he had posted a very negative review about my company. When I inspected the fabric it was apparent that the main fabric had slightly frayed at the front edge due to normal wear and tear. The valance flap which is always exposed to wind, rain, atmospheric polutants etc. should be removed in winter and reinstalled in the spring. There was no evidence this had been done by the homeowner. Unfortunately the Sunbrella warranty at the time they purchased the awning was five years (it has since been extended to ten years). New fabric would have cost the homeowners about $900 but in the spirit of good will, I offered to flip the fabric for the homeowner to hide the frayed edge up on the roller tube where it cannot be seen which then presented a like new appearance. We also made him a brand new replacement valance, all at a nominal fee saving him several hundred dollars. While I appreciate the member modifying his review to a B rating, I do feel that we went above and beyond what was required of us in order to assist them. Craftbilt awnings are the highest quality in the industry but realize that the fabric warranty comes from the fabric manufacturer, not from Craftbilt nor my company. We try to do the best for all our homeowners and our year end surveys show that we earn a 98% approval rating."
