The initial visit lasted less than 1/2 hour. The contractor claims he caulked a few exposed nail heads in the roof shingles, and said he fixed the problem. It was difficult to tell as, of course, we were not up on the roof. The very next day it rained and we had significant additional damage in exactly the same location.
The roofer returned today, and again said he found the issue: a small hole puncturing a shingle- same location as the last visit. This time I asked that he test the and quot;fixand quot; using our garden hose- something I should have thought of the first time. The repair seems to have worked- no leak.
Payment was required on the spot: $250: $125 for each visit. I questioned why I was paying for the first visit which did not solve the problem, involved very little time, and resulted in additional damage to the house. This is apparently the business model for roofers: you pay regardless of whether the leak is corrected (Q: why would any roofer then resolve the issue on the first visit?!).
A few additional details: the location of the leak was visible in the attic. The attic is floored and well lit- there was easy access. I supplied additional lighting, a hammer, and the garden hose to test the result (as mentioned). We were ready to go when the roofer arrived- so no wasted time on his part. I cannot imagine paying any other contractor for each visit whether or not the repair is effective. Guess we're naive.
