Terrible. These guys: (1) ignored my tenant's repair requests , (2) didn't tell me (for over a month) when my tenant gave notice that she was moving out , (3) didn't get around to advertising for a new tenant until a month after that, even with me nagging , (4) were too lazy to meet me at the property and do a walk - through (stood me up for an appointment) , (5) wouldn't return my emails or phone calls , (6) were SURPRISED when I fired them , (7) REFUSED TO RETURN my tenant's security deposit to me until I filed suit in small claims court, (8) insisted that I could not fire them because they hadn't written a "firing clause" into their contract and therefore tried to extort thousands of dollars from me in unearned fees as "go - away money" (money you pay for them to go away). So, make of that what you will.

I've had a really hard time finding good, proactive property managers in DC. Urbane Results is the best management company I've used to date and I don't have any intention of looking elsewhere. They are willing to manage contractors that I hire as well as recommend their own. There have been instances when response times have exceeded what was promised, but I've noticed significant improvement over the last few months. There are some things I take a proactive role on with my property, but I think that is a reasonable expectation given a) that it is my property and b) Urbane's management fees are low compared to other DC property management companies.
Robert Woolf, as our account manager, has been very responsive and invested in fostering a good working relationship. Stephanie Bonilla oversees all of the repairs/maintenance items on my units. I have had more repair/maintenance projects this year than I've ever had in a single year, as luck would have it, and she has gone out of her way to help us find contractors for all of the projects and oversee their completion.

Urbane Results was hired to find a renter for our condo and then manage the property. They were not particularly pro-active and we had to constantly as for updates on the progress. They did not suggest reducing the price until we had already wasted a month or two of time. We don't live in the area but when we were able to go up, we found they had been showing the property to potential renters without it being totally clean (dirty towels left in bathroom!).

I am one of those people who NEVER gives anyone a grade of A or F unless they REALLY deserve it. As such, my natural inclination is to give Urbane a B. That said, when I try to think of any misstep that would justify giving them anything less than an A, I come up empty handed. I have found Urbane to be responsive, flexible, and very professional.

This was my first experience hiring a property manager, so I did a bit of research ahead of time and also found them to be reasonably priced. I plan to move back into my place after 2 years and have every confidence that it will be in great shape. As a homeowner, that means a lot to me. The few times that my tenants have placed service requests, they have always cleared their suggested vendors with me first and the prices have always been fair. This service (which I, personally, appreciate) may account for some if the others' complaints about longer turnaround times for maintenance requests, but my guess would be that--more often than not--it's the owners, not Urbane, that are holding up the process.

I happen to know the tenants who live there now personally, and they have never contacted me separately to complain about Urbane or to ask for help in expediting a request. In sum, I'm 100% happy with the level of service. I haven't had to do a thing since I moved out. I am planning to renew my contract with them this year, and I would definitely recommend them to others.

I had one of the nicer units at The Truman, with new cabinets in the kitchen and bathroom, a nice serviceable wood laminate floor, and bug-free, rodent-free unit. However, after the upgrade, I'm totally satisfied with my "new" place and enjoying my 5th year at The Truman. It's a safe and secure building with a great location.What matters most to me in an apartment unit is safety, security, cleanliness, bug and rodent free, and friendly neighbors at a reasonable price. On all of these counts, The Truman gets 5 stars! Oh, and did I mention that The Truman is also pet friendly?
