Jim was a little quirky by email, but don't let that scare you off!! We're still in our home buying search and will definitely be going back to Jim.
Because he loves his job and is so detailed and meticulous, he started off by showing me a crack in the foundation wall outside.
He said it could be nothing, just need re-barring or if the foundation is messed up, water could get in? and what do we find in the
basement? The concrete under the carpet floor was wet. I may not be getting this house, but I am FINE with that. I'd rather have someone who can let me know a trap before I walk into it, than to live in it. If you're not using Jim to do your home inspection, I feel sorry for you.
My neighbor and I hired Mr. Delgado to inspect our 6 month old driveways. We are in the midst of a formal complaint against the company that installed it and need a professional to look at it and determine just what was wrong. He interviewed us separately and together to gather facts, he measured, took photos and assured us that while he was not an expert in asphalt, he would research the subject matter and author a report. Folks, you would be amazed at the amount of research this man performed. His report described the issues we expressed, his opinion, and a very well thought out discussion on the different methods to apply asphalt, additionally he included several very nicely annotated photo's clearly supporting the facts and his opinion.
We are so pleased with his work and we are confident that it will be the centerpiece of our complaint against the paving company. If you are like me and refuse to be taken advantage of but need a professionals opinion call Delgado, he will help
As an inactively licensed Florida and Georgia Realtor, I would hire Jimmy over and over again and if I was a Realtor here I would recommend him to everyone I know. When you hire Jimmy, you're not only hiring an inspector, but someone who: cares, knows inspections from the inside out, an ex city insepctor, an ex trooper and an ex teacher of home inspection classes! He cares about what he is doing and it is apparent by how hard he works for you . As I started out and said...."oh so this is the point when I call the plumber," he would say "No," and then teach me exactly how to fix the problem. Hire Jimmy and you are hiring not only a home inspector but someone who will try to help however he knows best. And, he always knows best!
I also want to mention that members of my family have bought and sold many houses, and I shared the inspection report with my father and sister, both of whom said it was the most thorough report they've ever seen. In the words of my dad, "that report was worth its weight in gold." Best $325 I ever spent, because it saved me from buying a half-million dollar money pit of a house!
My sister and I were purchasing a single family home and needed to have a home inspection done; our bank referred us to Delgado & Assoc. Jim could not have been any nicer or more professional. We meet with Jim who actually arrived at the house ahead of us to inspect the exterior of our house and the grounds. Our inspection started (in the rain) in the street in front of the house around the perimeter of the property and continued until Jim had thoroughly inspected every aspect of our potential new home. Every aspect, electrical, structrual, what was up to code, what was not, every room, every crawl space, basement, attic, even the garage; Jim left ?no stone unturned?. Jim was very through and very clear with us as to exactly what needed to be addressed as well as what did not need to be addressed and was safe; making us the potential home buyers feel both confident and safe moving forward in our dealings with the current home owners as to what work needed to be done on the home. Two days later when we received the written report Jim had prepared we were totally blow away at how detailed and through it was as well. Jim did not stop there he continued to follow up with the contractor and selling agent to make sure all work was done and Jim came back out to meet with the contractor to make sure everything was done to meet all safety and code requirements while the work was in progress as well as returning again when the work was completed. All this along with numerous phone calls and e-mails while the work was in progress. Because of Jim?s professionalism he saved my sister and I literally thousands of dollars in work, not to mention the safety issues and future damage had the work not been addressed prior to us purchasing the home. We love our new home and feel safe, comfortable and confident all as a result of the diligence and efforts of Jim. We could not recommend him more highly, if you are considering purchasing a home, Jim is the man you want on your side.
Jim was VERY knowledgable about Washington, DC building codes and did a great job pointing out where we needed to make safety improvements in the basement rental. He was right on target and could teach a lot of builders and contractors in the area a thing or two (he will tell you that too). Where I was dissapointed was that he did not do a good job of inspecting the AC system. He poked his head in the attic but didn't get his hands dirty and look at the unit. He also failed to notice the significant lack of vents on the first floor and imballance of the system. He also didn't notice a radiator system that was far from stable (the pump shook the whole house!) Finally, he didn't do much to inspect windows or the exterior foundation (maybe because the inside was in great condition).
He did do a great job checking water pressure, appliances, electrical, roof, vents, code violations, and overall condition. He is also not in the back pocket of real estate agents and will work for YOU.
Jim is a good guy and I enjoyed working with him, I just think that for $525 an inspector should have a little more knowledge about heating and AC systems. If I were to do it again, I would hire Jim, negotiate a better price, and (if concerned about the HVAC) have an HVAC contractor meet me for a quick look.
