I owned a property in NW DC, and based on the market decided to sell it.  I wasn't living in the property, but I did have a tenant in it.  I quickly found out that DC's tenant laws are complex and burdensome when it comes to selling a home (or doing anything!).

Fortunately, David knew all of the ins-and-outs of the complex process of selling a tenant occupied property and handled EVERYTHING.  He worked with my tenant on showings; arranged for all off the necessary paperwork to ensure a smooth sale of the property; and educated me as to what was going on every step of the way!  To top it off, he managed the expectations and needs of my tenant so that I did not have an added challenges of a tenant being irked at the showing / selling of the property.

In addition to all of the added burdens of the tenant-occupancy property, David & Dwight worked with the tenant to stage the house with the tenant?s belongings and a few show pieces. David also made the recommendation to have the house painted, and went as far as going to pick out paint samples for me and did mock-ups via photo shop on his computer so I could "see" the end results.

The hands-on approach, attention to detail, and end result of a higher offer than asking is what will lead me back to David and Dwight again and again!
