- Day 1, showed up and despite after outlining what functions I would support and what he was expected to do, he asked whether I called and quot;call before you digand quot; for authoritative approval to dig fotings for the porch. (This was not detailed that he would, but assumed as he was responsible for the cosntruction and all related activities to meet code etc.
- We provided a check of 50% down...$26,000 upon signing the contract. What we thought the case would be was that we would see on day 1, a large shipment of materials and an 'able bodied' team to start working. What we actually saw, what persisted throughout the life of the project was the team (Kehoe and 1 or 2 sons...the second after school was out) came to the house and then Tim would turn around and drive out for the days supplies. Often supply orders were short and lacked the needed materials to start and or finish the project without 2-4 additional trips.
- There were defects in framing expectations. Specifically in the dormers. Although I specificied that framing and completed work will need to meet code and if it didn't that work woild be corrected by the contractor at his cost. Early in the project, there was a low header that was clearly too low for height clearance andwould not pass I was responded to with that it was a change and that the inspector wouldn't see it until the next day. That put me in the dilemma of either paying or delaying the project. After confirming the building status with the inspector, I asked to split the cost as a good will gesture instead of me enforcing the contract. It was rejected and every detail after became an additional quote. Door frames were incorrectly measured and all doors needed to be reframed. ASdditonally, the front door installation was not completed and had to be coorected by another carpenter.
- The roof was removed in the first week and not replaced for approx 5 weeks after. This during approx 15 significant rain storms. After repearedly asking for the roof, it became apparent that Kehoe did not have the personnel to do the job that they had contracted.
- Kehoe got very lucky with 2 key additions to his team. He was able to secure a very good rough framing person (Craig) who seemed to lead the team over the next 2-3 weeks. With Craig's support, the team was able to move the project to the next phase but unfortunately, he failed to return after most of the rough framing and siding was complete. The second additionwas another contractor that put the roof on in 2 days. Great JOB! Will update Ahgie's report under that contractor Mike Mulhall.
- Kehoe attempted to get the roof sub contracted out to another contractor but failed to get the mnaterials onsite and ready. Through feedback with kehoe, he had said he couldn't get commitment from the roofer because he couldn't get the supplies on site and guarantee that they would be there when he started.
- Last, the professionalism on the job site degraded over the entire project. We started with great dialogue and communication and about week 3 when I started to question where the materials were, when were people going to start the roof, interior work, that my schedule for other activities would be delayed and ultimiately cost me more he failed to respond. Sensing my frustration, his response was that I was becoming unreasonable and that a tarp over my entire house for 5 weeks was perfectly acceptable....he often would say, and quot;it didn't leak did itand quot;....the last storm before the roof was on it did and badly.
The professionalism on the job site left a lot to be desired. In my estimation, Kehoe lacked the organizational skills to orchestrate a project of this magnitude even though his scope was well defined. Because of this, he wasted a lot of time, causing delays in the project and getting everyone frustrated. His response was with a volatile temper. His 2 sons were his crew. His elder son worked very hard but was constantly berated, swore at and riduled. His younger son was treated much the same although the expectations for him were less.
In summary, I became an Angie's List member as a result of today's last incident. My next door neighbor contracted Kehoe without consulting me (not that he had to). I saw the sign go up in the front yard and felt compelled, as a good neighbor, to contact them to see if I was used as a favorable reference and to share my experience so that and quot;I might save him some aggravationand quot;. The neighbor told Kehoe and I received 4 emails with inappropriate language threatening me with legal action if I said anything against his performance. I responded that references can be a 2 way street and that they can be good and less than favorable.
I am very frustrated by the responses, I repeatedly said that we exchanged information on the project and that we should both drop it and move on. He continued to come back after that.
With all of this, my recommendation would be for you as a potential customer to continue your search for another contractor and pass Kehoe by.
