Bob is a knowledgeable former builder (with 30+ years experience), however he lacks attention to detail and the quality of his documentation is poor. Both of these are critical to a comprehensive home inspection. While Bob took the time to explain and educate us throughout the inspection, he did not take any photographs and his hand-written comments were generic and lacked any descriptive detail. He discussed with us a lot more than he ever wrote down. Even areas noted as problematic were not specific or quantified, and did not call out the impact of the problem areas noted (e.g. why this is a safety concern, fire hazard, etc.) which would have been helpful in our negotiation with the sellers. Also, Bob did not note in his report many of the relatively obvious blemishes visible on the walls and floors of the home, which turned out to be symptoms of a larger water infiltration problem caused by rotted window sils, siding, and improper flashing on the roof. Because of the lack of documentation in the report, we were unable to get the seller to fix the problem or give us any credits. Lastly, Bob gave us a hand-written booklet on the day of the inspection and promised a typed copy in 1 week (which we mistakenly thought would contain the added detail). It's been over two weeks and he has not provided us the typed copy. Update: We never received the typed copy and were forced to go to closing with only 1 of the items having been addressed.
