The progress was somewhat slow due to the extra administrative requirements of the 203k process, but Pete was familiar with the requirements. He helped us along wherever possible. The work he did was great, he worked with us to help define our wants and needs and supported on-the-fly tweaks and changes. He really had our back when dealing with subcontractors for various jobs. We've gone back to him several times for further work on the house since the initial job was completed.

Zel was hired to complete the repairs on a newly purchased home 203k loan through HUD. Repairs included the installation of a new furnace and water heater, the renovation of a kitchen, mold remediation, electrical work, and siding, among other things. He had seven other jobs going at the same time so work was slow.


He made some changes to the contract without consulting me, including installing double hung windows without screens in the kitchen instead of casement windows. I have to locate, purchase and install screens in order to open my kitchen windows. He left a gap of more than 1/2 inch between a kitchen counter and the wall, stating that because I had opted to paint I should do that finish work myself. He left debris in the yard, though our contract clearly stated that he was to remove all debris. He stated that after he was done, because there were disagreements, he did not want to come on property but he should have called to make an appointment to remove the debris.


He was very bad at keeping written and oral lines of communication open, which resulted in the need for arbitration to resolve his going over budget. In the end I had to pay close to $5000 over and above the 203k loan plus contingency.


I would not recommend this contractor.

He did very well. I was very pleased. He came to me through my daughter who is in another town. He did work for my daughter's neighbor, and they were very complimentary. That is why I had him come and look, and that is why I went with him. His name is Peter Sirois. His prices were competitive, maybe slightly above average. He always got back to me immediately. We had a slight delay of about two-and-a-half-weeks waiting for a custom window to be delivered, but that was not any of his problems. He was great to work with, and I would definitely call him again.
