We used Bill Neal and Residential Engineering Services, LLC for our home inspections on our new home. Their inspection report contains numerous errors and omissions. This resulted in thousands of dollars of expenses post-sale that should have been identified and potentially covered in whole or partially by the sellers. In addition, they failed to perform a required inspection and it had to be redone at the last minute to avoid our sale being cancelled. This was an inconvenience to the homeowner and added undue stress to the whole process. If you are looking for a home inspector, I suggest looking elsewhere.

I regret going with residential engineering. After owning the house less than a year, the roof leaked and we are now faced with having a new roof put on. All of the roofers we have had over to look at it said that it's a very cheap 3 tab shingle roof and that we're lucky to have gotten 19 years out of it. I went back over the inspection report and they didn't even go up on the roof. They visually inspected it with binoculars according to the report and notated that it was too steep. I've seen no less than 5 guys go up on the roof. It's not too steep! I realize that roofs aren't the most straightforward thing to inspect, but everybody i've talked to said 3 tab shingles are not good. I would think a home inspector would be familiar with different grades of shingles. I also noticed in the report that they did not go into the attic and inspect because there is no walkway and is blown in insulation. I just don't see how an inspector can totally skip over one of the most important pieces of a house. I wish i had used angies list when we had the home inspected. I feel like i could have found somebody else that would have done a better job.

Terrible Service! We were doing a consruction loan so we needed many inspections along the way. Our mortgage broker recommended Bill Neal for some reason. The first time Bill showed up it was clear he had not read the paperwork that had been sent to him. . On the first inspection Bill charged me an extra $100 fee for a change order. I asked the bank about the fee and they said that he should not have charged that fee. Bill made an agreement with the bank to refund the fee to me but he never did. They had to step in and take $100 out of his pay. Bill also insisted that we do most of his paperwork for him. This was actually preferable because he would routinely make changes to documents after we'd signed them. I'm pretty sure he did some unethical things on our job. I only wish I knew more about the business so I could say for sure. As the job went on, Bill stopped showing up and sent his son instead. His son often didn't have the proper information to do the job. The bank finally suggested that we go with a different inspector. That was a huge relief to us because technically he worked for the bank and we couldn't fire him. I can't figure out why he is still in business.

"The member was not doing a construction loan. He had a Federal Housing Administration 203(k) Housing Rehabilitation Loan. The requirements for this type of loan as well as all fees are set by the federal government. My son and I are both FHA certified 203(k) mortgage consultants. We work together preparing the work package required for this type of mortgage. The member was also informed at the beginning that eityher on of us or both of us might show up to inspect the work as it was completed. The first time "I showed up" there was no paperwork to read (so I don't know why he said I didn't read it) - we were there to prepare the paperwork required for the member to secure a mortgage. Because the member changed his plan five times We had to prepare five separate work packages, and did not charge him for the extra work. A charged the member $100 for extra work that was necessary because the member changed the construction plans without approval. Such charges are permitted by the FHA. The bank did not deduct money from my pay. I am not an employee of the bank and neither is my son. We are independent FHA approved consultants. The bank does not therefore pay me. The bank is entitled to select their own consultant, and may use any approved consultant they wish. The member did not do ANY of our paperwork in any manner whatsoever. We would never permit it not only on an ethical basis but also because he is neither qualified or competent to do so. We did not change any documents after the member signed them. This is right out of the blue. The bank did not fire us - they merely assigned a different independent consultant after the member complained. We went above and beyond for him. We changed his work package five times and performed additional work that was necessary when problems with the approval of his mortgage arose - all at no charge. We never showed up unprepared and all of his paperwork was accurately and professionally prepared. I challenge him to produce one piece of paper we prepared that is not accurate. He obviously did not understand the process and did not understand the instructions given to him by the bank. He also was upset that we would not authorize payment for work that had not yet been completed. I consider his allegations to be unfair, untrue, and libelous. I strongly request that his complaint be removed because it contains statements of fact that are absolutely false and misleading. We continue to receive new work from this bank, so the bank obviously does not share the member opinion."

There are two inpsectors, each inspecting different things, so it is impossible to follow both around the house at the same time to ask questions. Each missed items: for example, no mention of the following: railing no longer per building code, presence of a non functioning sprinkler system, improper flashing around the chimney, bent support column, presence of an antenna on the roof/inspection of the ground, until I pointed these out to them. The team failed to put some items into the report and had to be asked to revise the report. The report they use is a series of check boxes that make scanning the report (for errors) a long process.

Our neighbor had a radon problem that turned up at inspection and shelled out big bucks. We didn't want that and decided to do a seller inspection. Bill and his crew came out exactly when promised. We had a choice of services, and he did not press us for all. As stated above, he did not just provide us with the report but went over it line by line, taking time to explain the items and even going downstairs to show us. He stated what was necessary to be fixed not only to sell but to pass inspection. He also told us what wasn't necessary to fix but might be an issue. He provided us names of reliable people we could use. He is a engineer and is totally thorough and professional. He gave us complete peace of mind. I wish I could have taken him down to be the inspector of the home we bought.
