When we started this project, we were very explicit as to the scope and detail of the project. Don came on site to see the scope of the project, and I had showed and discussed with him everything that needed to be done. I even provided him with a materials list which had exact details as to where each piece of trim/mounding/door was to be installed, so there were absolutely no unexpected surprises. (Don led me to believe that he is actually a contractor, which he is not. He supervises subcontractors, and pays himself an hourly rate as if he were actually performing work himself, which he does not, and is not capable of doing himself.) Prior to agreeing to hire Don, I requested he provide me with a contract with a “hard dollar amount” which he was “not to exceed.” We agreed to that price, and he insured me it would come in much less than that. Needless to say I agreed to the “not to exceed” figure. When it came time to start the job, I was surprised to see that Don was NOT actually a contractor. He stood around watching his subcontractor do all of the work. He assisted in helping to measure and hold pieces of trim, etc., but didn’t do anything to justify his hourly rate. His sub-contractor did very good work, and when the entire project was complete, I paid Don the entirety of our agreed-upon price, which ended up being the “not to exceed” figure. All seemed well and good, until several days later when I received an additional invoice in the mail for miscellaneous materials that he and his sub-contractor used that were necessary to complete the job (nails, screws, caulking, shims, tarps, etc.). I ended up calling Don to discuss this, and he flew off the handle and started swearing at me and telling me how much money he had lost on our job, and that I should’ve hired somebody else to do it. I was satisfied with the outcome of the work, and would have recommended him to others, until he pulled the old “bait and switch” tactic. If you hire Don in the future, make sure to get everything in writing ahead of time. Or, hire an actual contractor who does the work themselves. No need to “over pay” a “General” contractor to supervise and vacuum up a worksite.
