We had water draining into our first-floor tenants' ceiling and light fixture from our second-floor tenants' bathroom when they took a shower. We had called a different plumber, who came and claimed to have repaired the leak. Shortly after repairing the ceiling damage that the other plumber caused in "repairing" the leak, we found out that it was still quite active. Called Paul the Plumber in, and Cecco came to evaluate the situation. He informed me of the flat-rate $250 fee for leak search and repair, and he began testing the water and drain for the shower/tub. I asked if he would need to open up the first-floor ceiling, as the previous plumber had done, and he said that he was going to do everything he could to identify and fix the leak without damaging the ceiling, as ceiling repairs are very costly. He ended up making a panel access in the second-floor hallway, which allowed him to access and see the tub plumbing/drain, and he was able to determine that the leak was not from the plumbing at all, but rather from a crack in the floor near the tub, which he then caulked. In the process of the leak search, he noticed that our toilet was loose, and offered and completed a toilet re-setting. Overall, not the cheapest, but very thorough, competent, and responsive, which are more important qualities than price alone.

He responded quickly to all calls. His office staff is amazing! She set up and coordinated the whole job. Paul even helped with the outside work and he was not contracted to do that. Paul worked late until the job was completely finished. It is nice to have someone who can be trusted to do a large job.

We knew there was a problem when we saw that the valve was significantly askew (not aligned perpendicular to the wall of the shower). It was the plumber who installed the new valve on his first visit. During the plumber's second and final visit, I pointed out that the valve was a askew and he seemed to dismiss my concern with an ambiguous response. Then, he struggled for about 45 minutes to attach the handle cover to the valve with some difficulty. Once the handle was attached, it was obviously askew, confirming that nothing had been done to straighten out the valve to which it was attached. At this point, he declared that he was finished and demanded payment. I told him that I would not pay him unless he straightened out the valve as I had requested at the beginning of his visit. He stated that he wasn't sure if he could improve it; however, he appears to have succeeded in straightening the valve handle after another ten minutes of work. We have not even taken a shower yet and are hoping there is no long-term problem.
