We consulted with several local contractors on Angie's list for a replacement of an older, water damaged 2nd floor deck. Konrad was the best of the group at explaining his proposed approach to style, materials, timing and cost/price. Very well handled ahead of time - made my wife and I very comfortable. He told us it would take up to a week and he could start in next 2-3 weeks. He was true to his word. He brought in 3-4 workers and pitched in himself. Work took 3-4 days. Professionally done; unobtrusive to us.
I don't have the benefit of 2 or 3 years of hindsight on the deck yet but the deck looks great and it solved other water leakage and insulation issues that we hadn't realized were related to the deck.

Planning, Budgeting and Staffing: From the very first contact, Konrad was thoughtful and careful. He provided a solid and detailed estimate of the project costs and timing before the final plans were even drawn up and helped in the project planning process with the architect and engineer. His proposal once the plans were drafted was very detailed and accurate and he did an excellent job explaining the timeline and planning for the demolition and construction. His team (including all of his Subs) are outstanding and similarly provided top level work. He also had a veritable army working on multiple projects and did an oustanding job staging the work to speed the project along.
The Work: Warsaw's work consistently is top notch and exhibits attention to detail that is unrivaled. The quality of the workmanship and materials is first rate. One example: Konrad built all of his cabinets from scratch. I know this because he built them on site, starting from plywood boards for the boxes to the trim and drawers. His woodworking is the best of his many top level skills. While building the center island for our kitchen, I saw Konrad standing and staring at the shelves at one end. I asked what he was doing and he told me he was unhappy with the placement of the 3 vertical dividers because one cubby was 1/8" larger than the other two and he was going to redo it.
Konrad and his team are also problem solvers. Our house was built in 1944 with additions and renovations in 1980, 1995 and 2000. This presented a number of engineering issues and unforseen complications as walls and floors were opened up. None of this slowed the project down and in each case, Konrad provided insightful workarounds or alternatives to accomplish our goals.
Intangibles Konrad and his team are a pleasure to work with and to be around. This is a critical but overlooked trait. He and his team were in our house 6 days a week for several months (my 4 yr olds were sad when the workmen stopped coming). They were pleasant and courteous, and meticulous about clean up. Konrad has a very good sense of humor and a very calming demeanor. They are also some of the hardest working people I have ever met.
I've had several bad experiences with contractors over the years, but I must say, working with Konrad was an absolute delight because of his professionalism, reliability, responsiveness, and the quality of his work. I would not hesitate to hire him again, or recommend his company to friends and family.
