Overall, I will begin saying that this was not a good experience.  I originally called Moody & O'Brien in the hopes to save some money on the survey since they have previously visited the property, and could potentially use some previously collected information to supply the new survey.  In the end, this was a mistake, and I would have paid more to have had a better experience.

My initial call was OK.  They seemed courteous and professional when we first spoke, then things went downhill from there.  When I spoke to them, they told me they would pull my previous survey, and get back to me with a cost right away.  After a week went by, I called again, they apologized for not getting back to me, and said they would do it right away.  After 3 more days, I called back yet again, and they finally did it while I was on the phone.  After going through this, I should have realized this was going to end badly, but I pressed on.  Shame on me.

After getting the price, I wanted to schedule the survey.  I tried through email,  My main contact there was John, who while a nice guy, is not good communicating through email.  After several tries, I called to schedule a visit.  I never got a firm date, and also requested that when they do the survey, they stake out a portion of my property that is not clearly delineated.  A surveyor finally showed up, without notification, and had no clue about my staking request.

After the survey information was completed, it took a number of attempts to actually get the documentation needed for my variance application.  Once I finally got the documents, they were responsive in getting me the modifications needed by my town.  In saying this however, Moody & O'Brien got me the "as built" documentation, but my specific request was to get the new set back distances based on the building plans I gave them.  This was going to slightly alter the distances they measured since the new deck will now have a roof.  They of course ignored that request, which caused me much angst at my zoning review when I asked for more of a setback distance than Moody's report showed.

All in all, stay away from these guys.  They do not communicate well over email, don't listen to you and require constant follow up.  The only time I heard from them with any regularity was when they wanted their check.
