THE FOLLOWING IS A HIGHLIGHT LIST OF WHAT PAUL CHIMINO MISSED ON OUR HOME INSPECTION:
1) There was ASBESTOS around the heating ducts that was IMPROPERLY AND ILLEGALLY REMOVED. Our carpenter found it right away and pointed out how it was removed (cut out with a carpet cutter) and spotted large pieces that were still there! No licensed asbestos removal company would have missed this we have been told, therefore, it is most likely an illegal removal.
2) There is NO HEAT ON THE SECOND FLOOR of the house. (This one is on the real estate agent too)
3) There was a MAJOR ROOF REPAIR WITH WATER DAMAGE and old cellulose insulation that needs to be removed b/c it was wet. The roof repair was large (whole 4 x 8 sheet of plywood) and obvious. I have a hard time believing he did not see it. There was mold hidden in the wall around the chimney now and we can't begin to figure out how to deal with it.
There's more, but these issues would have caused us to walk away from the deal and find another house. The lesson here is DON'T USE THE INSPECTOR YOUR AGENT RECOMMENDS! A skilled, experienced carpenter, like my friend who found all of these defects in a matter of minutes, is FAR SUPERIOR to having this "licensed" home inspector. You the home buyer pay the bill, but make no mistake about it, THIS GUY WORKS FOR THE REAL ESTATE AGENT, NOT THE BUYER! The home buyer would be better served by having no inspection at all rather than paying for this guy.
