"[member name removed] is correct in her comment regarding the first crew that was assigned to her job. Unfortunately we all experience employee issues and this one came to a head while on the job for this client. The work they had performed prior to them being asked to leave and being terminated was sub par at best. Once this issue was discovered, I had another crew come to the job and correct any prior issues along with completing the rest of the siding job to the customer's satisfaction. [member name removed] was understanding in the situation but she was clearly disappointed with the experience. We were very attentive to her concerns and when she allowed us to correct the issues, she was made whole and told me she was fully satisfied with the completed project."
conflict throughout your building project! We contracted with ProSource in November of 2013 to remodel our basement.
We hired ProSource after meeting with Dylan, co-owner of company. I had many photos that I found of
basement ideas and gave copies to both Dylan and his project manager, Kurt. I told them that I understood that some of the photos were very elaborate with carved wood and huge crown moldings and I certainly didn't expect our project to be identical to the photos. I just wanted them to understand my vision for the space. What I wanted was a wet bar with granite countertop, an entertainment area that allowed for a flat screen TV with shelves built in to the left and right of TV for our electronic components. We asked to have the wires concealed in the wall behind the TV. There were 3 metal support poles in the center of the room that needed to be boxed in. I provided a photo of some basement support posts that were boxed in to look like columns with molding on top and bottom and some decorative molding on the posts.
Dylan wrote up a sketchy itemization on the contract that wasn't even half the size of a piece of paper. This worried me for all that we discussed was not documented. Dylan was very friendly and assured me that all we talked about
would be honored as a verbal agreement. I made the mistake of trusting in what he said. All was witnessed by my husband and the project manager so I thought we'd be okay.
As the work progressed, we kept getting calls from ProSource complaining that the project was over budget and
they needed compensation. They were really focused on the support posts, stating that the columns were “beyond the scope” of the agreement and we needed to sign a change order to pay for the difference. The columns were already finished and we had never asked for anything extra. They found other things that they didn't “remember” that we agreed upon in our initial contact when we had all of those “verbal” discussions. Both Dylan and Russ, owners of ProSource, came to our home with intentions of getting signed change orders and a check. We refused to pay extra for features that were already agreed upon. We never asked for any changes to the project that we didn't sign a change order and pay for. They kept complaining that the different components were costing more than what they charged us and now we needed to make up the difference. Do people really fall for this? They were abrasive and made us feel like we were being strong armed.
They bid the contract, get it signed, begin the work then start adding extra charges for things that had been verbally agreed upon as part of the project. The first bid did come back a lot higher than our budget would allow. We liked the ProSource website and wanted to work with them so we did cut out several major features to bring the price down to our budget. When we signed, it was very clear what things we were paying for. Advice to readers: GET EVERYTHING IN WRITING! Even if the contractor you are talking to seems nice and honest and has a nice website!
The basement turned out very nicely thanks to the project manager and builder, Kurt, who no longer works for ProSource. Russ and Dylan did no actual work on the basement. The only time we saw them at our home was when they showed up demanding a check. It was difficult to fill out the Letter Grade Ratings above. Our contact with ProSource was horrible however, The project manager showed up promptly and did a very good high quality job. It isn't right to give Russ and Dylan a passable grade when all contact with them became a complete failure and source of anxiety. With Kurt no longer working for ProSource, I have to say there is a risk as to what your outcome will be.
After the project was completed my husband was wiring in a speaker and had to remove one of the drop ceiling panels. He noticed that along the top of the foundation wall there was no insulation along the sill plate which is a major source of heat loss in a basement. This was clearly agreed upon in the written contract. I emailed ProSource to let them know that it still needed to be completed. Dylan responded with a very derogatory email calling me a liar several times and even accused me of being mentally ill. He said if we continued with 'taking advantage of him' he would put a lien on our home and go through the project with a 'fine tooth comb' to find each item they did that was not agreed upon in the written contract. He went as far as to say that he was going to charge me for the railing on the staircase. Who doesn't put a railing along the stairs of an open staircase? I have a couple of estimates for the missing insulation that averaged out to $3000. It is more expensive now because a ceiling and sheetrock wall is in place making it difficult to insulate. It is looking like we will be meeting ProSource in court to get them to honor even their own written contract! Grade: D
"Unfortunately the client's here feel they were taken advantage of, but the opposite was totally true! As stated by the client, the job was completed very professionally, however they felt that when we asked them to pay for work that was not on the contract, they should have been taken care of. We worked with this client as they had an insurance claim for damage in there basement, however when they did the basement over they wanted a totally different appearance. In fact they hired a Private Adjuster to help them beat the insurance out of additional money. No matter what we did to try and make them happy, they always wanted more and felt they didn't need to spend any additional money and that we should have just given into their demands. They showed us pictures in the beginning of basements that were well over $80000 basement designs and they wanted the same for $28000. They received a beautiful finished product even with all the aggravation we had to go through to get paid. Kurt was the Project Manager who was working for us on this project, so he was doing what we instructed him to do. He was our employee so he was Pro Source. Some people just do not like to pay and want to get everything for FREE! We are not a charity and we have expenses like any other business. I find it interesting that this couple has lived in the house for over 30 years and they have had numerous projects done, but always with different contractors. In fact when we meet with them originally, all they did was COMPLAIN about how bad all their last contractors were! Amazing, everyone else is at fault, but not the client! Sometimes you have to take it from the source. Sometimes you can not make someone happy no matter what you do! I hope this family can get the help they need. I would CAUTION any other contractors from ever doing a job for these people as you are buying a bunch of aggravation that no one needs. We have hundreds upon hundreds of satisfied customers, but only a few who are not happy. Ask yourself this? Do you know anyone that no matter what happens, they just aren't happy? I certainly do and this client is at the top of the list."
"[member name removed] is not even the client that this is at this address. The issue itself is actually a Warranty issue from the manufacturer of the window that made the window. As soon as the sash is repaired it will be installed."
"The review left by the [member name removed] has certain points of validity and also many points which are embelished. At the end of the job, as you can see from the actual review they were happy with the finished project. There where some issues with some of our workers which is what caused the majority of the problems. Unfortunately after they created the problems, it took a tremendous amount of time to get corrected. the town inspectors purposely gave us a difficult time because our original project manager was the one who was supposed to secure the permits, but failed to do so. Once the error was discovered the drama began with inspection after inspection. What the town failed to realize or care about was the one they were hurting was the [member name removed] and not Pro Source. Sure it ended up costing us additional monies, but the customer was the one who was affected which left them very discouraged. During this whole process we communicated with them and they voiced there disdain for the town officials and on numerous occasions voiced to us how unhappy they were with the town and not the quality of our work. Throughout the project in fact, the customers kept having us do additional work above and beyond the original agreement. As far as trying to have them pay for additional work it was only because they asked for it to be done. We have never billed someone for something they have not asked for, in fact we ended up crediting the customer back over $1900 dollars which was owed for additional services provided at their request. As far as them contacting us, we did receive a couple of calls from [member name removed] asking to have the gentleman who fixed the chimney, his personal number. That individual has in fact left the state and was unable to be contacted. At no time did [member name removed] ever tell us what the issue was. When we finalized the actual contract when the bathroom was completed, they told us that after all the aggravation they were happy with the project, just disappointed by all the events that took place. There are always two sides to every story and I am not here to tell you that everything they said in the review was incorrect, but there is a full explanation available for anyone willing to listen. We have many other customers who will attest to the quality of our work and the level of communication we share with them. We are not perfect by any means, but we always finish the project to where our clients have always paid us the agreed upon value because we have always made it right. At the end of the day, all we can do is try our best!"
the whole roof, put new plywood up and put on a whole new roof. They did
ALL this and cleaned up, very well, in a day and a half. They even
tarped the inside of my attic because they took it down to the rafters
and roofing material was falling into the attic when they were stripping
it. Guys were very nice and respectful, hard workers and did a great
job. I would definitely recommend them and use them again, probably for my siding.
"The customer was completely correct in saying that it took longer than anticiapated and was estimated to them upon contracting. Unfortunately when opening up walls in order to increase the size, we sometimes run into "unforeseen" issues which end up causing a delay. The other factor involved in this particular case was that this was done near the holidays which ended up causing additonal delays. The client was inconveinenced and we definately apologized for that on several occassions in which they said they understood. They did in fact have use of another bathroom during the whole process in their home so it did not cause any issues with that fact. In regards to the "custom shower door" that can not be ordered until the shower is completed so it is the last thing taken care of. Once the job was finalized on our part, we provided them with contact information in order to choose who they wanted to use and how it would be manufactured. At the end of the day, we are always concerned with proper communication, which we did drop the ball, however the end result of the project was "complete satisfaction". Where we lacked in this case, we made up for in quality of work! Member and her husband are Great people and were very accomodating to the whole project. We look forward to working with them in the future and will be sure to communicate more effectiviely and assure that they will be more than satisfied again!"
