INSPECTOR MISSED MAJOR PROBLEMS THAT WOULD HAVE AFFECTED PURCHASE OF HOME, EITHER NEGATING PURCHASE OF SUBSTANTIALLY REDUCING PRICE. INSPECTOR MISSED MAJOR AND READILY APPARENT (TO BUILDING CONTRACTOR AND TERMITE CONTROL CONTRACTOR) TERMITE DAMAGE THAT CAUSED INSTABILITY IN FLOOR. THIS REQUIRED CUTTING OUT DAMAGED SECTION AND REPLACING WITH NEW FLOOR JOIST. PREVIOUS PROXIMATE REPAIR WAS ALSO MISSED, AND HAD TO BE REDONE PROPERLY. APPROXIMATELY SIX THERMOPANE WINDOWS HAD LEAKS CAUSING FOGGING BETWEEN PANES. SEVERAL ELECTRICAL OUTLETS WERE LOOSE OR UNCOVERED. HE MADE NO MENTION OF THE INCOMPLETELY LABELED CIRCUIT BREAKER PANEL. hE STATED THAT THERE WERE NO ISSUES WITH THE ROOF, THOUGH THERE WERE TWO ASPHALT ROOFS ON TOP OF A WOOD SHINGLE ROOF IN THE GARAGE. PREVIOUS HOME INSPECTIONS THAT I HAD POINTED OUT WHEN A ROOF WOULD REQUIRE REMOVAL BEFORE REPLACEMENT. WHEN THE INSPECTOR REVISITED THE PROPERTY, HE STATED THAT HE SHOULD HAVE SEEN THE OUTLETS AND OFFERED NO COMMENTS ON THE TERMITE DAMAGE. UNFORTUNATELY, THE CONTRACT REQUIRES ARBITRATION AND LIMITS DAMAGES TO TWICE THE CONTRACT FEE. WE WILL BE PROCEEDING WITH ARBITRATION, THOUGH IT WILL NOT COVER OUR COSTS AND REQUIRES A TRIP TO NYC (APPROX 55 MILES) .AS A SIDE NOTE, I WAS VERY UNCOMFORTABLE WITH THE INSPECTOR MEETING WITH THE SELLER PRIOR TO OUR ARRIVAL. HE SPOKE FAVORABLY OF THE RENOVATION WORK, WHICH TURNED OUT TO BE ATROCIOUS WITH SHEETROCK NOT PROPERLY ATTATCHED TO CEILINGS AND WALLS, BASEBOARDS NOT PROPERLY ATTATCHED, MOST OUTLETS AND SWITCHES WITH CUTOUTS BIGGER THAN SWITCH PLATES, DOORS THAT WOULDN'T CLOSE PROPERLY. AND TWO FRONT ROOMS NOT INSULATED.
