I must say, Ann has a lot of patience! I ended up looking at 75 homes, which I know took up a lot of her time. I placed a bid on approximately 7 of these homes, was under contract 3 separate times (let the first 2 fall through after inspection), and ended up purchasing the last one. Ann was diligent on her efforts to get contracts through for me and ensured I was happy with my purchase. At closing, Ann had a list of issues we had requested to be resolved before signing. She ensured we had all paperwork/receipts for these requested items prior to signing any documents. Ann is very thorough and knowledgeable. I'd highly recommend her and her team to anyone who needs help in buying or selling a home.

Ann went above and beyond in every aspect of the home buying process. As a first time home buyer, I was so grateful to have her unique bend of knowledge, expertise, seasoned professionalism, kindness and warmth to guide me through this exciting but scary process. Ann was patient with me as I really had no idea what I was looking for when I started my search. She was there every step of the way as I looked at many different types of homes and even neighborhoods, offering great advice and helping me to narrow down my key criteria. Over about a 6-month period, she never gave up on me or pressured me to buy a home when I wasn't quite sure or ready. In the end I did find my dream home, and Ann was by my side through the closing process and even let me use her moving truck to help on the day of the big move! I really can't recommend Ann highly enough - she is the best of the best, and I would feel confident recommending her to anyone who is looking for someone who will be their best advocate and trusted ally through the home buying or selling process. My husband and I were very nervous entering into the Denver real estate market at this time. Denver is booming, and the inventory of homes available to buyers is so low that it is driving prices sky high.
We knew we would sell soon. We worried we would be homeless in a month.
Ann Deleeuw was a realtor in our neighborhood with a real presence. She wrote the newsletter for the HOA; she sponsored the neighborhood garage sale every year. We opted to interview her and honor her efforts in the neighborhood, which is coincidentally her own.
We knew Ann was right for us at our first meeting. Certainly she was kind. Certainly she had experience. Certainly she was professional. But, more than anything, she was REAL. No cheese. No fake smile. Just a real human being who grasped our circumstances and started brainstorming immediately ways that we could sell fast and ensure that we were not homeless or forced into an interim housing circumstance.
We sold quickly for over asking price, secured a contract with a rent-back situation, found a home in a few weeks time (Ann followed up on an offer we made but didn't get, only to find out the initial offer fell through, and we were offered the house), we were under contract for a house we loved, that had nearly everything we desired in our next home.
From start to closing, Ann gently took the reigns, kept us organized, offered services to help a busy family (cleaning and staging and moving services that were all top notch), worked with various lenders who were competing for our business, was present at all inspections and appraisals...was just a gem. We could not be more pleased with our experience with Ann and her daughter Ashley, who helped us look at homes in our initial search to buy.
We cannot recommend this team highly enough. Choose Ann Deleeuw; you will not be disappointed.

Ann was awesome. She held our hands through the process of buying new construction home. Ann was on top of each detail and deadline that needed to be met as well as the paperwork needed to complete this process. In the end, we would have paid liquidated damages of $300/day if Ann had not been on board with the inspection and appraisal and closing process. We would recommend Ann for any type of real estate needs you may have without hesitation. I cannot say enough to convey her competence, her knowledge and her incredibly pleasant demeanor to anyone reading this. We originally did not intend to engage a real estate agent since we were only buying and the builders make you think that everything is ready to go with just a couple signatures and a check.

Ann is a low key, highly professional realtor who gave us confidence from the first time we sought her advice on a real estate move. Her marketing was the best I've seen and her knowledge of the Denver market was outstanding. In every part of the process, she let us know what to expect and how to resolve some of the issues that arose such as unexpected items found during the inspection. Ann's professionalism is second to none. Because of her advice about staging, decorating, and smart pricing, she was able to get me top dollar on the house that she sold for me in 2005. Then, in 2006, she was very thorough and patient as she helped me to find the right home in the right neighborhood where I raised my children. Once we had outgrown that house in 2015, she once again helped me wisely prepare the home to be put on the market. Again, we received top dollar for our house which allowed us to be able to begin building a new home. If the need to have a realtor should ever happen again, Ann will definitely be my first choice. Buying and selling real estate can be stressful but Ann answered all my questions and explained everything so thoroughly that I felt confident in my decision. I would highly recommend Ann to anyone seeking a real estate agent.

Once we finally decided on a property, Ann was there to help us through the process of closing. Everything went smooth as can be a we were very relaxed. She definitely helped keep our nerves at ease. Even after we closed Ann is available for me to ask questions and is very prompt with an answer. At the moment we are not actively looking at buying a new house but Ann is always ready to show us what's on the market if we ask with no strings attached. Ann Deleeuw has helped me through 3 transactions (buying and selling) since 2006. Ann has handled every aspect and also advised us on the best was to approach the transactions. One of the sales netted over $22k dollars more than what I was asking for on the property. The communication is excellent and she will provide as much correspondence as you like. All of the transactions were flawless and we're smooth without delays in any of the processes. Ann is one of the most friendly people I know, but has a way to stay tuff during negotiations. I have so much trust in Ann that the last transaction I told her to handle it and let me know when to show up where to finalize the deal, that is when I got $22k more than my expected sales price. I don't like lawyers, used car salesmen or Realtors, but love to work with Ann and Ashlee, they will be they only Realtors I will ever work with in the future. With the Deleeuw you can't go wrong!

I have know Ann Deleeuw for a number of years, so when it was time to sell my mothers home of 50+ years, I knew Ann was the one to call.
She was very empathic and caring with my 80 year old Mom, she knew this was a difficult time for her. She also knew we were struggling a bit with the task of emptying out and moving her things, so she made it possible to get help from a local Boyscout group, which was awesome! It went from 3 people try to get all done to 10, and we got it done in no time.
She listed the house and sold it a week! She kept us up to date and informed the whole time. She was always available if we had questions.
Ann made this difficult transition for my Mom, easier and less stressful. She's the best!

Our experience with Ann Deleeuw was better than we could have expected. We contracted with Ann to sell our home and buy a new one. She helped stage and market our home resulting in a higher selling price than we thought possible. Because we sold our home at a higher price we were able to increase the range of homes we were looking at and bought the home of our dreams! Ann was very responsive when we wanted to look at homes and patient when we wanted to keep looking. When we did find the home we loved she was able to negotiate a lower purchase price and items to be included in the sale. From day one of our search, Ann was amazing! As a 1st time home buyer, there were so many things that I needed to know and Ann help with each step along the way. I have known Ann for several years. We had talked several times about what type of home I was looking for and time frame in which we might want to move over those years. When it came time for us to get really serious, Ann was right there to help us along in our home search. She sent me several listings and was open to discuss good and bad points about each listing. She showed us homes in each location that we had given her. Ultimately we wanted to stay in our neighborhood of Westcliff. Ann was able to find our dream home in our neighborhood.
