Property Management
Due
to Vision's shoddy management practices, poor tenant relationship skills, lack
of standards, and negligent maintenance practices to date we have lost over
$2700 in damages to the property and three months vacancy and lost rent. In May
of 2012 we hired Vision Property Management to take care of our rental property
while I was deployed. Instead they allowed the tenant to damage the property.
When we signed with Vision Property Management our property was in good
condition with grass in the front and back. After having one tenant in the
house while under Vision's care there is over 2 thousand dollars worth of
damage from the tenants. Five facets were damaged and leaking with one section
of dry wall had to be repaired due to the mold growth, one of the damaged
facets was the front frost free hose bib. The plumber verified from the amount
and age of the corrosion that the damage was done last spring. The entire back
yard is weeds with no grass. The spindles for the deck railing were broken, or
obviously knocked off and put back crooked, security system had the power line
cut and the sensors removed. Chip in the window from either a BB or rocks.
Multiple satellite systems cables were drilled through the brick and siding
with out authorization, pet urine in multiple rooms despite there being a no
pet policy on this property. All of this plus more damage was done to the
property while under Vision management, yet Vision never once gave them a
notice to cure or quit. Also we found out that these Tenants were ones who my
wife had found and started discussion with about renting the property prior to
us signing with Vision. Yet in-spite of us finding and bringing the tenant with
us Vision charged us "advertising fee" and claimed they found and
placed the couple we brought. We have maintenance warranties for the property
and appliances in it and Vision said they would use the companies we had the
warranties with. Instead at the first call of tenant doing damage Vision sent
their repairman and changed us for it. After that Vision reported to us a leaky
facet. We told Vision to call the plumber we had the contract with and have the
repair done. They never did have it repaired. A month later when we were having
other work done the tenant approached my wife and we found out the facet was
never fixed. My wife called and had the plumber fix the facet within a day or
so. From when spring first came we had to call Vision and repeatedly and tell
them to have the tenants cut the weeds down from in front of the property. We
had to repeatedly call for almost three months before the weeds were only kinda
taken care of. Vision repeatedly remarked "whats the issue?" I had to
call constantly from overseas during my deployment. Because they would talk
rudely to my wife. On one call from overseas when I asked a simple question
Cheri told me they quit, and she did not have time to constantly be antagonized
over property management questions, I talked her into not quitting. In November
2013 Cheri from Vision contacted me and told me and my wife the tenants were
going to be late on their payment because he lost his job. My wife said don't
give them a three day notice because of the hardship they are going through. I
called and talked to Cheri and said the same thing. She gave them the notice
anyways against our wishes. The tenants subsequently moved out with out any
notice, and during the property walk through with obvious damage Cheri marked
the property in excellent condition and wanted to give the deposit back. In the
insueing discussion Vision blamed my wife for Vision's lack of involvement and
management, Cheri became belligerent to the point that had to tell her not to
talk to my wife that way. Again Cheri quit, claiming that we said she was
lying, that we didnt trust her and many other falsehood that we had never said.

this and resolve it i was told Cheri was the owner.
