This company missed over 25 items that were in the open, clear to the eye, including: Dirt to wood contact on 80 percent of the homes perimeter (of which 50 percent of the wood in contact had rot), walls floating where the foundation underneath is missing, a 17 foot long crack in the sheet rock, deck piers that had not ben poured correctly resulting in rusted rebar support, 50 percent of the posts and beams holding a second story 400 square ft deck are cracked, rotted, and shifted, and rotted out window and door sills. The inspector did not include in the report a roof deck that had been made of concrete, and was cracked. If just one of the above items had been included in the inspection report, I would have either hired a contractor to look further into it, or walked away from the property. After hiring an engineer and getting a full inquiry of what I need to do to fix my home, The items missed on the report will cost me more than half the price I paid for my home. In the end, I have no recourse. His contract includes a clause that states that he is not liable for any losses beyond the cost of the inspection. The only way to fight this is to go to the State Supreme Court and have them change a law. Expensive, going up against a big insurance companies lawyer. I have contacted a state senator, and the consumer protection agency so moving forward maybe others won't be forced to absorb a loss like I have due to someones inability to perform what they were hired to do. Now, 7 months later, he continues to be extremely defensive, no ability to show humility or remorse, he just denies a 8 page report and a CD with 250 pictures that I wish I could attach to this review
