TL;DR they will use murky language to avoid due diligence/never actually checking. Definitely find a more thorough and experienced inspector who can actually give you information of value. Previous 1 star reviews seem to have had the same experience as I have. They will mark something that would absolutely tank a sale as "Marginal" and mention in the bullet points about how you should hire someone else without actually explaining the issue or any issues in easy to understand language. They will use language that fails to adequately convey an issue, and also hide behind their caveat of "well, we said have someone else inspect it further..." as if this releases them from the due diligence of informing me that I may have black mold. Sure, they say they note discoloration, but it is clearly black mold and moderate water damage. Due diligence would necessitate further mold testing when you see water damage present. All mold is plainly visible. Why not plainly say "CONTACT MOLD MITIGATION BEFORE PURCHASE."? Who uses vague language when referencing potential mold issues? They also claim to have ran a furnace that an HVAC professional has told me is beyond repair. they showed me pictures, but a close up of fire is not proof. the pilot light is within 5 inches of the data panel, common sense would dictate take a picture with all in the photo and the pilot light on. however in all subsequent photos, the pilot light is in the off position. I can verify as to never have witnessed the furnace to be operational. As an experienced buyer/seller, there are many things that were missed that were written off as "but we ALSO said to ask someone else..." The immediate deflection to the language of the inspection sheet that absolves them of any due diligence, while also conveying zero information of value speaks volumes. How was your low key indirect as **** way of telling me about mold missed by several agents, and experienced real-estate folk? The owner acted like he told me about black mold and just was cool with it... nope. I think i may have reconsidered this purchase had this company done what I hired them to do.

The inspector, George Gabbert, did a good job on the inspection. The inspector checked the entire house and all major appliances and systems. I did not know that an attic inspection was not a part of the normal inspection, otherwise I would have specifically requested it. This inspection was for a permitted, completely remodeled home so it was not expected to find any issues. I performed an initial home inspection, being in construction, and did not find anything of exception, and am satisfied with the inspection completed.
Description of Work: Inspected new home prior to purchase.

The worst home inspection I have ever had!!! Did a minimal job, if you would call it that. Did not check most items I asked to be checked and found out later that items were intentionally left off my report and that the inspector was dealing direct with the seller. (when I was paying for the report) I called to try and find what item he left out of the report so I could make sure they were repaired properly, he yelled, was rude, and would not give me the list. NO INTEGRITY!! Would Never use this company again!
