After we moved in, I got up on the roof and noticed that there were several areas where the original shake was split, cracked or missing such that the underlying felt was exposed. I had done my research and clearly what I was seeing was not acceptable. This raised my suspicions about the work done so I decided to count the number of shake replaced. The original quote called for 600-625 new shake. I counted exactly 563 new shake. Making a quick calculation, we ended up paid $12.04 per shake replaced. We were also shorted by 10% of the number of shakes Agape recommended to complete the repair.
I sent the owners an email explained the situation along with photos of the missed areas. I received an email back referring me to tiny print in the contract which states that there is "no guarantee that all eroded and weather-split shakes will be replaced: usually the work performed includes the worst of the damaged shakes (we use our expert discretion to determine which one those are)."
I then called the owner and asked him to come up so that we could look at the roof together. He promised to call to schedule an appointment the next time he was in the area. I never heard from him again.
The next communication I get is a quote in the mail for an additional $7,198.45 to replace 645-655 broken, missing and weather split shake. Needless to say I was floored by this.
Essentially Agape is trying to charge me to do work that was contracted for the first time around. Not only did they miss areas the first time, they shorted us 10% on the number of shake contracted for. Now they want to charge me even more the second time around to fix the roof.
While the work actually done was acceptable, overall this company is significantly overpriced, hides behind the small self-serving print of their contract, and is afraid to meet you face to face. I do not recommend this company. Don't be fooled by their website.
"I did the work myself, I counted 625 pcs when I finished.You do not need to get every split,curled or eroded wood shake. Customer requested additional work to get remaining split,curled and eroded shakes. I live approx 50 miles from this home and on one of my trips to Boulder I stopped and inspected the roof May 3, 2012 and mailed an estimate for additional work requested by owner John Flora. A wood shake roof has a useful life of 30-40 years. This roof has an aditional 10 years with repairs made, not all split, curled or eroded shakes need to be replaced. Our contract stated "not all eroded or weather split shakes will be replaced (we use our expert discretion to determine which ones those are)" Continued annual maintenance" is "necessary" for the up keep of your roof. People buy homes that we repair and certify and expect them to be perfect with no visible issues. The owners are expected to continue "annual maintenance" on this roof and there will be an additional charge to do so, stated on their contract signed 12/09/2011 Owner Karl Burgeson"
They do what they say and I have used them for probably the last five years for regular roof maintenance. They always do a good job and they clean up. They give free estimates and so you know what you are looking at going forward. They stick to their estimate. I am very satisfied with them.
"The member was referred by his insurance company Hartford Ins. He stated that he had wind damage on his roof and a skylight was leaking (randomly). I, Karl, the owner, inspected his roof on 01/21/09 and mailed the member an estimate to fix the wind damage on his roof and seal the leaking skylight. Doug returned the signed estimate to our office on 01/23/09 amount $2760.66. Work was done on 02/06/09. We give a 3 year warranty on all work. An invoice was mailed on 02/07/09 and the member paid in full on 03/01/09. We had a heavy wet snow storm on 04/03/09 and the skylight leaked again. The member did not report any interior damage to us at that time other than it had leaked again. On 04/08/09 I was able to access the roof and fix the skylight (covered under warranty) and it has not leaked since. His Insurance company paid for the wind and leak so I don't know why he says he paid too much. The member was a very pleasant person to work with I think he wanted us to discount the contract after the work was done. We at Agape gave him an "A", his communication was good and he seemed to be happy with us. He never called our office with the complaint that you see above. Leaks can be difficult to find and we told the member that if you have any problems with the leak please call the office and we will address the issue, and we did. Karl"
