Very low appraisal value compared to other appraisals and online valuations.

"I did discuss this appraisal with the client to explain why some of the comparable sales he had hoped I would use were not competitive sales with his property. Online valuations are not good indicators of value as they will average all sales in a neighborhood, and will include sales that are not actual comparable, which can impact value in a negative or positive manner. These are not reliable sources for value. As an appraiser, I am bound by the ethics rule of USPAP that states: Requires appraisers to complete the appraisal process in a manner that are objective, completed without bias, completed objectively with no accommodation of personal interests. I take seriously the ethics rule when completing all appraisal assignments and it is unfortunate that the client didn't find the appraisal report useful. I did communicate with the client my reasoning on my final opinion of value."

Cluff was exceptionally professional and fast. However, the price tag was an incredible $650 dollars for the appraisal, twice the national average for a single home (standard house, 1900 sq ft, average plot). I called and got quoted $350 from two other local appraisers. The work was solid and fast, the price tag, however, was that of multi-family apartment buildings for a single, 3 bedroom house with a basement. The report was detailed and accurate, save for One-Unit housing trend property value listed as stable (as opposed to increasing, northern CO and my neighborhood was 245k three years ago, appraised for 330k, market valued at 360k, clearly not stable or declining). Ultimately a non-issue for me, but something I considered.
