On the positive side, the owner, who gave the initial bid and managed part of the project, was very friendly and seemed to want to address our concerns throughout most of the project. Also, we selected this contractor because the price seemed very reasonable as compared to other bids, and they had a good rating with the Better Business Bureau. This is where the positive ends. What was estimated to be a 2-3 week project instead dragged on for over 3 months. Much of the work was initially performed incorrectly, and some of it remains of very poor quality and will have to be repaired by another contractor. In addition, the friendly attitude of the owner (and the Company) is long gone. Some of the major issues included: (1) Stone veneer: We were initially assured that Ward's had done this type of work before and knew how to handle the special requirements of removing and repairing synthetic stucco. However, Ward's first attempts to install the stone veneer and repair the adjoining stucco were contrary to manufacturer specifications and repeatedly failed inspection by a third party exterior construction inspector that we hired. For example, the stone veneer was installed directly on top of synthetic stucco, and the stucco joints were not properly repaired, which may have led to major problems with our house in the future. We had to pay the inspector to come to the house a total of three times before Ward's agreed to install the stone veneer as specified and to hire an experienced subcontractor to repair the stucco. (2) Mechanics Lien: Now that the project is completed and has been fully paid by us, we have learned that the stucco subcontractor has placed a Mechanics' Lien on our home because Ward's Landscape has not paid them for their work. This issue remains unresolved as of the date of this report. (3) Landscape Lighting: Since the initial repair work, we have had to call Ward's twice to fix the lights in our backyard which recently stopped functioning again. We have just discovered a large patch of charred mulch within 2 feet of our house where Ward's electrician tied the wires together, leaving them exposed, shorting and setting the mulch on fire. We will have to hire someone else to fix this fire hazard. (4) Concrete Overlay: Within two weeks of being poured, the concrete overlay began to crack. It also has no expansion joints, and is unsightly due to strange white splotching and mismatching of colors. We have since been advised by three concrete contractors that the patio and frontwalk cannot be repaired and will have to be torn out and replaced. (5) Landscaping & Other Work: Throughout the project, we struggled with problems that included the inspection and repair of the irrigation system (we still have a zone that is not functioning), sloppy work on the planting of new shrubs, damage to existing landscaping, the look and stability of the retaining wall, and a project manager that was dismissive of our concerns and sometimes rude. We have hired multiple contractors to work on our home over the last several years, including two other landscapers. This was the worst experience we have ever had. We would not recommend this contractor to anyone.
