My Real Estate Agent recommended Legacy Home inspections during the purchase of a home. The inspector arrived on time. I foolishly relied on their insurance to cover errors and omissions. Don’t make the same mistake. My experience follows. Details of Legacy’s (in my opinion) negligence are below along with their responses. 1 One of the electrical outlets did not work. The owner Tom’s initial response was that there must have been something blocking access to the outlet because they always check every outlet. Upon being told the room in question was empty his next response was that they are only required to test a random selection. 2 One of the bedroom windows had a broken mechanism for raising the window. Tom’s response was the same as above; first one defense then the other. 3. The AC unit outside was so damaged that the HVAC guys would not even service it. The responses were as follows: There was snow around the unit (about an inch), the unit was covered and we do not inspect covered items (there was a canvas BBQ type cover thrown over it), we can’t move personal property (again a canvas BBG type cover), we don’t have to inspect (even visually) the AC in winter, they are not required to inspect items not readily accessible (again the canvas cover), the inspection is not technically exhaustive, the inspector is not an expert at anything he’s a generalist (whatever that is). The inspector took a photo of the tag on the unit. The tag was placed at the top of the unit so to do so he had to raise the canvas cover exposing that entire side. It would be impossible to see the tag without "touching/moving "personal property. I have included the inspector’s photo of the tag and my photo showing the tag and the exposed damage. I have attached the photos. I would add the following thoughts. The ASHI membership which they tout as evidence of their professionalism and purportedly follow their guidelines, is nothing more than a group of inspectors. There is no evidence in my opinion of consumer protections. The contract is one sided; the only commitment to the consumer is to use ASHI guidelines then goes on to exclude any errors or omissions by the inspector. It’s sort of like trusting the fox in the hen house. There is no accountability by the inspector for their work. The contract is written to protect the insurance company from claims; they deny based on the contract. In the unlikely event that the inspector admits fault, they are liable only for the fee you paid. For the same money you can get a licensed HVAC inspection, a Roofing inspection, a Plumbing inspection, an Electrical inspection and your brother-in-law and get information you can count on. I priced it out, you really can. Use these guys at your own risk, literally.

I VERY MUCH ENJOYED WORKING WITH THIS COMPANY, SPECIFICALLY OUR INSPECTOR (LOREN JACKMAN). I FOUND HIM TO BE VERY FRIENDLY, RELIABLE, AND GENUINELY CONCERNED ABOUT OUR HOME AND OUR WELL-BEING. HE WENT OUT OF HIS WAY TO ASSIST US, EVEN HELPING OUT IN AREAS THAT WERE OUTSIDE HIS REQUIRED DUTIES (I.E. TEACHING US ABOUT USE AND CARE OF OUR GAS FIREPLACE, FIXING A ROOF LEAK, ETC.)
