rDo not hire a contractor with out reading a book, called "Everything your contractor doesn't tell you".
I ended up paying approximatily 23.5% over the original contract. These extra expenses were caused by "change orders" that needed to be done and were not covered by the original contract. These change order should have been on the original contract. I told the contractor about them before the work started.  There were things that were on the contract that I was told was not enough. I had to give them  more money.
The contractor had put on the contract the cost of each sub-contractors.These were estimates. The contractor did not know the real cost until he got bids after I signed the contract. The sub contractors listed on the permits were not the sub-contractors that were used.  
When I signed the contract, I thought the people that would perform the work, would be professional in the different fields. 
A lot of the work was done by people from the contractor's church. The work perform by these people were not professionals. And were not top of the line work.
The workers never cleaned up the messes they made. No attempt was made to pick-up any of the nails in the driveway. I did all the clean-up. I still have trash sitting around the outside of the house.
There is damages done to my picked fence that has not been replaced. The contractors told me that he would use chalking to fix the fence.
The stucco workers have left trash on the front of my property. The new gutters leak.
Bushes were destroyed. The contractor cut these down so that the stucco people could stucco the house. The bushes were cut down so far, they needed to be removed. I will have to pay to have the bushes replaced.
The work by the electrician and plumber have not been completed. The tile in the master bathroom around the tub and shower is poorly done. The contractor told me, the tiling was done.  Unless I completely tear out the work, (at my own cost) it will always look shabby.  I have called in my own people to complete the grout work. 
All the sub-contractors come when they want. I never know when they will come. Although I have paid for the work to be done, I am not the first on the list to get things done.
