General solicitation of tenants would rate as "good". Our dissatisfaction came from very poor communication, supervision of tenants and responsiveness to our concerns. We continuously expressed frustration with her lack of communition when a significant repair was required, or when a tenant terminated a lease. We would only hear about these when we received our monthly rental disbursement. Her contract called for owner notification prior to any expense above $250 but she did not honor that commitment. Other issues: 1) Did not seem to supervise work of subcontractors. We checked on one house after $625.00 in cleaning charges and discovered thick dust on baseboards, dirty walls with kids' drawings visible, badly stained carpets and more than 70 nails left in the walls. She had declared the home ready to rent. 2) On two occasions when a home changed leasees, she charged us for damages and repairs, despite the fact that she held a tenant security deposit. She would eventually reimburse us for the damages we were required to cover, but only after two to three additional months of retaining the security deposit in her account. This did not make sense to us, and seemed very insensitive to our cash flow issues. She made no effort to accommodate our concerns.
Description of Work: Property management for two small houses in Grand Junction. Provided rental management services and general maintenance.
