TLDR - do not give them your money (especially without a liquidated damages clause). It took them 2 years to finish our $200K deck and siding project, with unending issues along the way. At one point they left the job site for 6 months. This was our first major renovation and we were naive enough to sign a contract without a deadline or liquidated damages clause. They will absolutely take advantage of you without one. - Design phase: Asked for an optional pergola that would come off the roof and match the existing slope of the roof line. Design came back, no pergola. Asked where it was, radio silence for a while and then an update with a pergola just slapped in the middle of the deck and not at all what we discussed. Foundation: Missed in the plans that their proposed foundation was to sink a dozen or so 4ft metal poles for support. They go to drill them and are shocked when they hit rock. According to the PM this was completely unforeseeable and had only happened several times in the history of the company. We live on a rock ridge. There is literally exposed rock 20ft from the edge of the deck. You have to drive up and around it to access the property. I'm no engineering genius but I could have guessed that if I drilled next to a rock ridge, I would hit rocks. So we started with a several week delay while they scrambled to excavate and pour concrete foundations (which they subcontracted my elderly neighbor with a backhoe to do). Staircase 1: Not designed with enough head clearance for code. One month delay while they argue with the engineer over who should pay and then rebuild. Staircase 2: These stairs come under the eave of our roof and were also designed and built without enough head room. Their brilliant proposal? Cut off a foot of the roof to accommodate their error. I was assured by the PM they do this all the time. When asked to show examples, funnily they never materialized. When we insisted they redo the stairs properly, they left the job for 6 MONTHS while they 'figured out a plan'. Really they sent the deck subcontractor to another job. Staircase 3: The only staircase designed to code but when they framed it, we realized the old staircase it was replacing was narrower, and the new staircase would impinge on our house's main picture window. We decided to eliminate the updated staircase as we had other exits to the home. Contractor said sure thing and closed off the door that the staircase led to, never asking what was behind the door. At inspection, it was noted that the closed off door was to our bedroom and we had lost egress. This led to another 6-month delay while we figured out how to sensibly add in a window that would give us back egress and not look ad hoc. Meanwhile we were without egress in our master bedroom for well over a year (unknowingly) and had to shell out 1000s more dollars to fix the issue. Lights: Asked PM many times over 6 months for a quote for integrated lighting, never got one. Part of pattern of having to chase him down for any communication. PM tried to close out the contract without a change order for the staircase that was removed from the scope (despite multiple reminders) or without putting in all the features that were in the plans (which he explicitly had us sign off on). The PM was often super condescending in emails, particularly when my wife was replying to the thread. There's more but this is just what I have the email receipts for. Bonus: Every 6 months or so we would receive strange, misogynistic gifts in the mail from them, addressed only to my wife (with her name misspelled), who was not the primary point of contact for the project. Things like laundry detergent pods, kitchen utensils, and books on charcuterie arrangements. So surreal and just insulting. Of course my wife (who is the primary earner in the household) needs all this homemaker crap.
