Loren was prompt, friendly and seemed knowledgeable enough. He told me that the smaller wall was load bearing by just looking at my ceiling. He gave me a quote of $4200 to remove both walls and put a structural beam on the smaller 3 foot wall. I argued the price since my friend only paid him $1200 for one structural beam on a much larger wall. He told me that cost for "gas, labor, insurance and materials" had gone up since that project 3 years ago. I understand that to an extent, but not 400% worth. I hired a structural engineer to come in and tell me if the walls were load-bearing. He went into my attic, assessed the structure and confirmed that neither wall was load-bearing and could be removed without any structural enhancements. I'm going to do the work myself and save $4k.

He and I redid the discussion, and after further consideration on how we were handled; decided not to go any further with this provider. He seemed to be a very capable contractor with a number of "here's how we did it" stories, but not really an Architect. I misunderstood his ad or something.

They came out to gather all the info needed to work up a bid. A bid was emailed out to me the very next day. I accepted the bid on Wednesday and Loren came out to pickup a check for 1/2 the project amount so he could order all the supplies. Work began on Monday and finished up on Thursday. The work that was performed was outstanding. My wife and I can not think of anything that would make it better. Loren and Jason were VERY friendly and professional. I felt so comfortable with them, that I had no worries about leaving them alone in the house when I had to leave.
