I did not feel that we had our own Realtor working for us and interested in our best interest. Instead the whole experience felt like a factory production just focused on closing. We ended up selling our house 20k lower than we should have if we had had a Realtor familiar with Boulder County open space properties and specifically the pool community neighborhood.
The responsiveness from Trelora was poor (I certainly understand that they were short staffed .. I was told that by employees ... that fact could have been made known up front). I ended up talking to too many different seemingly inexperienced people without maintaining continuity.
- The Trelora listing price department had initially given us a price that was 50k lower than the current market value.They did not seem to know the market conditions in neighborhoods throughout Denver. A local Real Estate agent would have known for sure. Nathan, whom came out and discussed with us listing with Trelora, left during the process.
We tried the flat $3,000 fee to the buyer's broker. This did not seem to attract many showings. One Realtor left feedback that she thought that might be why showings were low. I honestly feel that Realtor's stayed away. Once we increased the buyer's broker commission the 2.8% we started getting more showings. I feel that in this market (where properties in our neighborhood went under contract in a matter of days) we wasted time by even trying the 3k flat fee.
I was not happy with the responsiveness. Folks went home in the evening so calls were not returned until the next day. There was always a delay in finding out feedback or even knowing if Trelora was getting back to Real Estate Agents when they asked questions. Every deadline in the offer contract was missed and made me nervous because I didn't know what was happening. Errors were made in payoff statement and no one was reading emails or returning phone calls to make the adjustment. We had no realtor present at closing (the buyer's realtor was there). We were getting showing requests even after the closing because no one had updated the showing company's information.
Most importantly, I did not feel like we had anyone who knew the neighborhood and could give us advice. When we got an offer we were left to our own devices to determine what we wanted to do. There was no one to get a professional opinion from, no dedicated realtor. We never got any market analysis in writing (as full service realtors do). It did not seem like anyone at Trelora had very much experience and certainly felt like no one had our best interest at heart. Showing Realtors even said Trelora operates in an odd manner (unlike a normal Realty office).
I difinately think it is a good idea that Realtor fees be adjusted lower - considering everything is done online now, buyers find their homes online etc. but I am not sure that the 'factory like' style is the answer. I would like to know one knowledgeable person is completely dedicated to our success and we could call that person at any time of day and night. I want to feel like the dedicated person is interested in us getting the best possible price, having questions answered in a timely basis and being responsive to buyer's agents who call.
Every night I still feel like we made the wrong decision going with Trelora rather than going with a knowledgeable local Realtor who perhaps could have discounted his commission. The experience was very unnerving.
