Beginning with our first meeting, Tom provided all the information we needed. He had comps for homes in our area and his extensive experience selling homes in Denver added more context to the sale of our home then just comps. We were concerned about the speed of the market while we were trying to sell and buy. Tom offered suggestions for how we could manage multiple scenarios, including if our home sold before we were able to find the right new home. In our first meeting, Tom walked through our house to talk honestly about asking prices and expectations. he also asked us what was most important to us about our relationship with a real estate agent and what we needed to feel the process was successful. He delivered on everything we laid out during this meeting.
We were interviewing several agents at this point and Tom was the most reassuring in his experience and knowledge. His competence was obvious after just one interview. His rate was competitive. He had a very high rating on Angie's list and good reviews.
We had a tight timeline that we wanted to execute and Tom made sure we stayed on track with each detail. From the staging, photographs, listing, and even hanging the sign. Tom was very hands on while also being responsive to our questions and concerns. He provided all the infrastructure for us to have a successful sale.
We had 6 offers right away. Tom drew up a comparison of the offers and walked us through it. He worked with the buyers' agents to tailor the offers to what we were looking for making the match between our needs and the prospective buyers'.
When we started looking at homes, Tom's partner Britt lead us through the process. They were in constant communication about where we were in the process making it easy for us to work with both of them simultaneously.
Britt really worked around our schedule for looking at houses. She also worked around our shifting criteria on searches as we tried to narrow what we were looking for. There were times when she knew what we were looking for more than we did! She listened and asked questions and helped us think through our options and needs in ways that were positive and affirming. When we found the house we wanted, we were competing against other offers. Tom and Britt suggested ways to make our offer stand out and it worked.
Overall we were so pleased working with Tom and Britt and the process was successful because of their expertise, responsiveness, and attention to detail. We have already referred them to friends and coworkers.

"Thank you for the great review. Our marketing strategy produced multiple offers that enabled us to negotiate an excellent final sale price above the list price. The issue with FHA loans and the requirement that you must pay an entire month of interest even if the loan is paid-off on the first or second day of the month is an issue we always strive to avoid. Unfortunately, the title company did not notify me that the seller's/member's loan was an FHA loan until 24 hours before closing. We did go to great effort to expediete the payoff so the seller/member was not charged an extra month's interest. However, the issue created unnecessary stress for the member which I regret. We have now instituted a procedure with the title company to be sure to identify FHA loans well in advance so closing can be scheduled prior to the end of the month to avoid the mortgage interest issue in the future. In regards to homeowner's insurance, I apologize for not reminding the member to cancel their homeowner's insurance. Unfortunately, the effort to expediete the mortgage payoff as described above was a major distraction at closing. I will be sure to remind sellers/members in the future. I appreciate the thoughtful and constructive comments. It is our goal to provide clients with the best real estate experience possible. We will properly address these issues in the future."
We would not contract with him again, nor would we recommend him.
He did not provide several things we requested (e.g. to see his marketing copy before it was published). We had to specifically ask that our property be included in some marketing venues that his company promoted.
We were uncomfortable with his original representation of the property. When it didn't sell in the first month on the market, we decided to override his advice by insisting that he more accurately reflect the property specifics. When those changes were made the property sold quickly.
He was constantly trying to get us to lower the price of the property even though it appraised for almost ten thousand dollars more than we sold it for. Had we followed his pricing advice, we calculated our losses could have been in excess of twenty thousand dollars.
While he promoted his credentials as a certified negotiation expert, we saw no evidence of any negotiating skills
He gave us the impression that he wanted to get this property off his books quickly and that he was working more in his own interest than in ours.
To his benefit, he reliably scheduled showings and put forth a consistent effort to maintain the security of the property.
"Due to professional standards and confidentiality regulations I am limited as to the detail I can present in my response. Consequently, I will present the facts that are of public record. The property in question is 18202 E. Layton Place, Aurora, CO 80015. The owner of record was Millennium III Partnership, LLC. Millennium III Partnership LLC purchased the subject property for $149,900 on May 25, 2012. Millennium III Partnership, LLC subsequently sold the property on December 18, 2012 for $211,500. The home was listed by myself and Coldwell Banker Residential Brokerage ( at the request of the principals of Millennium III Partnership, LLC ) in MetroList on August 22, 2012 for $219,900 as a three bedroom home. On September 26, 2012 ( 35 days on market ) the list price in the MLS was changed to $214,900 and the total bedroom count was changed to 2 bedrooms ( the bedroom in question was a potential bedroom in the finished basement - the home was sold previously as a 3 bedroom on May 25, 2012 ) The home was subsequently placed under contract in the MLS on November 16, 2012 ( total of 86 days on market ). The home in question was a beautifully restored home overlooking the Quincy Reservoir. We promoted the home as a "Private Lake House" much to the pleasure of Millennium III Partnership, LLC. We had a very strong response to the home. As the review suggests we worked very hard to coordinate showings over 86 days on market. The ultimate sale price compared very well to the comparable sales for two bedroom homes in the area. In fact, the appraisal that was completed by the buyer's lender and referenced in the review compared the home to several three bedroom homes. The contents and tone of the review are very disturbing and in many ways baffling to me. Unfortunately, the sellers declined to meet with me or our management team prior to closing to discuss their concerns. The home was on the market more than twice as long as my average listing in 2012. I worked very hard to generate an acceptable contract for Millennium III Partnership, LLC. The ultimate sale price was within 1% of my original projection of value. This is my first experience with a negative review in 20 + years in the real estate profession. We all make mistakes. The issue is how we respond and rectify our mistakes. In this case, the market data supports the conclusion that we generated a good result for Millennium III Partnership, LLC. A result the principals accepted and approved. I truly regret that the members who wrote this review are now harshly critical of my work. I wish they had been available to meet with me or our management team prior to closing so we could have attempted to properly address their concerns. If given the proper authorization from the principals of Millennium III Partnership, LLC I will be happy to provide additional details regarding the number of showings, feedback, offers received and the lender's appraisal as well as excerpts from the correspondence with the principals during the 86 days on market including positive/appreciative emails from the member as recently as November 28th 2012."
