The terrible tenants they put in our home destroyed the house. From 3 stories of urine soaked carpets (they claimed not to have pets and RPM never followed up) to children's magic marker drawings on the hardwood floors, to holes in walls, to doors ripped off of a built in entertainment center, it was a mess. Even the lawn had been killed off, which would have been obvious is RPM had even driven by to check on the property. RPM was not understanding or helpful in any way. They used the security deposit, but still racked up $5000 in additional charges bringing it back to what they called rentable shape. And RPM made NO EFFORT whatsoever to pursue the former tenants for payment. They simply sent the bill to a collection agency and filed it away.
When I went to see the house after the repairs had been made, which was almost 2 months later, it was so disappointing, I cried. They did half hearted work on everything. The painters, for instance, touched up the red walls in a dining room and got red paint all over an adjoining white wall and dripped on white moldings. When I complained, they told me that I would have to pay for a "custom painter" if I wanted proper work. How is that reasonable?!? Also, I could still smell urine and see spots in the carpet they allegedly had cleaned with some super special process, which cost a lot of money. These are just examples of the many things that were still in bad shape and RPM ignored.
One mind-boggling incident: a pendant light in the kitchen went out. RPM claimed that the ceiling would have to be ripped out to fix a huge electrical issue, so they just capped it off. Once we fired them, an electrician friend went to look at it. The only problem was a essentially a broken dimmer. It took about 30 minutes to replace--and we replaced all the pendants to avoid a similar problem. I think the whole fix was under $100. Some "electricians" RPM has working for them...
RPM employees--even the higher up folks--were rude and obnoxious on every level. There was exactly ONE helpful, polite person in the bunch, and he had no power. Even the owner (or president) got involved and he was the worst of them all.
We were locked into our contract with RPM because they require months' notice to terminate and then only on the anniversary of the contract. They rented it to another family, and this family has been great. HOWEVER, the tenants got our contact information somehow and called to ask us why we wouldn't approve repairs to an appliance. We had never heard anything about this--never an email or call--and RPM told our tenants that they had contacted us and we had not replied. When I confronted RPM about not contacting me, they claimed they had, but couldn't produce an email showing their attempt. Yet they NEVER apologized! It was ridiculous. They were unprofessional and almost childish about the whole thing.
Looking over our expense reports, it was clear that they took more than their 10% fee with "eviction protection" and other fees in addition to their monthly cut. Their handyman services were incompetent, and therefore overpriced.
We terminated our contract as soon as we could without penalty. It took me OVER A YEAR to receive my key, despite numerous attempts to have it returned. Two years later, we still have not seen a dime from the former tenants, and RPM has no information other than to refer me to the collection agency (who won't speak to me because RPM "owns" the claim).
RPM is a nightmare. I now manage the rental myself from out of state and it is worth the hassle not to deal with people like those at RPM.
