"To add some context to this review: We engaged in a Design Build contract for an addition off the back of the garage. The decision was made on a budget. Meaning this number was not a contract value or agreed to be paid amount. Rather it was a number of potential cost based on a conversation and potential design. The original budget was for a 180sf sunroom with a slab on grade foundation system. After meeting with the architect the room now become somewhere around 320sf so of course the budget number increased as well. After engaging with the architect we discovered that the soils test they had done would not support a slab on grade foundation and would now need a full crawl space system. Again this increased the price because of the increase in labor for excavation, concrete work and additional framing. This was explained and again budget numbers were broken out and provided in detail but the owners still didn?t understand the budget aspect or how the price could increase. Our design build contract was for $2500 one time fee and would Be taken off the final contract value if they proceeded with construction. I explained I would look into a refund but never promised one. Out of the 100?s of estimates I have provided over the past 20yrs, this is the only one that has never understood the original budget or understood that the budget wasn?t binding and would change after an approved design by the city. I wish the homeowners the best and hope they do some more research about construction costs in the future."
