About us

HomeSpec opened our doors in May of 1999. Since that time, HomeSpec has become one of the premier home inspection companies in Colorado. Founded by brother John and David Nichols, HomeSpec prides itself on it's impeccable reputation and our promise to prospective buyer's that we are there to protect your interest. Both John and David are Inter-NACHI (National Association of Certified Home Inspectors) and members of the Denver/Boulder BBB (A+ Gold Star Member). HomeSpec prices are based on finished square feet. Radon testing is typically $130. Cost for mold testing depends on number of tests and what type. John and David understand that buying a property is potentially the largest financial outlay anyone will make and will do there best to help you through the process. It is their belief that the inspection is potentially the single most important part of the home buying process and so they take their jobs very seriously. We look forward to hearing from you!

Tom knew his stuff. He came in with a video camera, notepad and a binder of information for us. I had asked him ahead of time if he could check for mold. He was very honest and let me know I could pay a lot for mold removal but he would tell me how to get to the source (the water) and prevent mold from forming/find out if we should worry. We asked for a radon detector and again he was honest about it and found out from the home owners at the time that they would be opening windows and going in and out so it would not be accurate. That saved us almost $200!
He did a thorough inspection and pointed out any and all potential problems to the point of scaring me away from buying. My husband wasn't swayed, we bought the house and now we're dealing with the fixes. Now that we've had a contractor look at the basement, I think he might have missed a few things. But that's not really a problem with the inspector - that's a million problems with our basement.

I explained most above.  I will say that he promised to deliver the inspection report the evening of the inspection, and like promised it was in my email; complete with pictures and a detailed summary sheet with everything we discussed during the appointment.

Overall, I would not recommend this inspector to anyone I know. Inspector did not notice damage to roofs shingles from trees. Only recommended that we have trees cut back from house.
He did not attempt to run the sprinkler system, which may have revealed two costly leaks prior to our purchase. As we were wrapping up, I even asked him if he would run the sprinklers when he returned to test the radon in 2 days. He said he would, but didn't bother.
Inspector was professional and spent some time talking to us about our home. However, the inspector did seem rushed and didn't seem willing to spend as much time as other inspectors we had heard of.

Dave Nichols showed up early and started with the inspection of the exterior.  He was like a walking encyclopedia.  As he conducted the home inspection, he was like a teacher teaching me everything about the home, why certain items needed to be fixed and gave me useful tips on negotiating for repairs.  He kept things in perspective and distinguished between the things that really needed to be repaired and the things that could be done over time.  He also gave me an idea of ranges of reasonable costs for the items needing repair.  He was very pleasant and informative.  Very good demeanor and very professional.  His report was superb, complete with photos of the items needed repairs so that there was no misunderstanding when negotiating with the seller. I would definitely recommend HomeSpec of Colorado Inc.
