Neal Franklin is a licensed and insured General Contractor. His company Franklin Joinery, Inc. has been specializing in older home remodels since 1994. Neal is a hands on carpenter who oversees every aspect of the job in progress. He has worked with some of Denver's most respected architects and kitchen designers as well as collaborating on projects for Denver Public Schools and the event planner DesignWorks. Homes he has remodeled have been featured in "Colorado Homes and Lifestyles", "5280" and "Colorado Expression".

Not very well. When his work was done poorly or not to plan he became defensive and in a couple of instances confrontational and at one point quit the job. When he removed an exterior wall he did not bother to tarp the area and a subsequent rainstorm did extensive damage to the finished basement. During the framing he substituted inferior materials contrary to the contract he blamed his framer but would not change it. The only time the jobsite was clean and landscape taken care of was when the architects came to the job. he framed in two windows incorrectly and was told about it when it would of been an easy fix,he refused to do anything about it and we called out the architect who agreed the windows needed fixed. At this point he billed for a substantial payment and was paid and then told my wife and I F*** Y** I am not fixing the window and I quit. Our only remedy was to pull in the architect to get him to resume work in a reasonable manner.At this time we found out that he and the architect were friends for 16 years. One remodeled wall had a one inch by eight feet long dip in it. When he brought the dry wall person to fix it he left the job and it was up to the dry wall person and myself to figure out a fix.He insisted on using the kitchen sink and granite countertops to wash and dry his concrete and dry wall tools even after being asked to use the utility sink in the basement. His electrical subcontractor needed constant oversight to make sure work was getting done properly and not overcharging,the general contractor never followed up with him and it was up to us to audit his work. At the end of the job he presented us with a number change costs. If you use this person insist on written change orders at the time of the change.It took four weeks and holding payment over his head to get the heating system operating. There were a couple of instances where he said something was not in his bid although it was in the drawings and he was not going to do the work or allow a credit, by this time we just wanted to get a final inspection on the house and not see him again. There were numerous other issues but I think enough is said.
