Stephen McSpadden came out to do a structural inspection on our home. For YEARS I had been having anxiety over some cracks in the walls of our 62 year old house. Stephen was prompt and thorough, and with his professional opinion we learned that the items in question were just natural signs of aging in our home. I am so incredibly relieved. Before you call a basement systems company, call Coyle first.

I would have been better served using the realtor and throwing half the money out the window.He did the cursory look around the property but didn't seem to take any time to notice any of the particulars. Sure, he found that the roof and the furnaces were old, but I figured that out from the disclosure statement. He was able to find a faucet that didn't work but I was never able to find it because the one he said had problems was fine. He found some cracked concrete in the driveway but failed to notice the heaving in the walls of the office or the foundation rolls in the kitchen. I don't know if checked any of the light switches or the outlets because had he done so he would have seen that a couple of them actually buzzed. The kitchen faucet had serious flow issues but I would have never known from him, I needed to discover that on my own. I had a window that would not operate and an AC unit that would not even turn on. I know it was winter and they could not check the cooling potential, but you'd think he could have flipped the fan switch.Inspectors I used in the past were 30% less expensive and 150% more effective. They ran dishwashers, checked ceiling fans, turned on the oven and operated the windows. I called Coyle on two occasions this spring to talk about solutions but Doug never had the courtesy to return a single one of my messages.I hope nobody has the misfortune of using this inspector.

I have an older home (1942) with a lot of cracks in walls and I wanted to know if it was structurally sound. I'm considering remodeling and wanted to know load bearing walls as well as if it could support a second story. Mike was very thorough and answered all my questions. He spent an hour evaluating the home. Sent report a couple days later.

We were very happy with Steve McSpadden's work as a structural engineering inspector. He's a highly seasoned, knowledgeable professional engineer. He educated my clients about the issues in a very professional manner. But because of the treatment by Thea of both my client and me -- and it wasn't just one but several times, and for me, over two or three other transactions, I would not recommend using this company.

We were very pressed for time, as contractual deadlines were approaching. I called Coyle Engineering and was told that the owner, Mike would be available the next day!! Mike was prompt, professional and explained everything to the prospective buyers and my wife. I believe he alleviated all fears. His report was emailed that very afternoon. I highly recommend Coyle for any and all structural engineering needs!!

Doug was prompt and thorough. The report was emailed to us the next day as promised and included all details that were discussed and more. We hired Coyle because they are engineers and we wanted a good look at the foundation. I felt that we made the right choice by going with Coyle for the full home inspection. Doug even answered my many questions in a kind manner.
The B is because it is a little difficult to get a hold of someone at the office, and there was a slight lack of communication about the lock box info so we were stuck outside in the cold for a while before we could go in the house.

Coyle's engineer was professional and on time (meaning early). Due to a furnace not functioning, the engineer stated that he would drop the price and inspection from a more expensive inspection to a cheaper one when he was unable to inspect all the items in the more expensive inspection. That was something I wasn't expecting and I thank them for that. Stand up people and very good at keeping schedule and professionalism.

I have plaster walls and some minor cracks had appeared. Mike did a thorough job of examing the entire structure. A prior engineer examined only one corner. I joined Angie's List to find a good Structural Engineer. Referals from a realtor and home inspector were disappointing. Mike explained that things were not the catastrophe I had imagined. He answered every question in layman's terms. He also returned my call promptly, when I had more questions. A report was provided. The report took a little longer than I expected, but this was no longer a critical matter.

Mike arrived ahead of the scheduled appointment and during the inspection was very thorough. He explained what he was doing and looked at every wall and accessible space in the basement to check to see if there were bulges in the finished walls aside from the horizontal crack that I had him come out to inspect. Everyone I talked to said it wasn't a major foundation issue, and recommended steps I could take to prevent foundation issues that could arise in the future.
Where he was subpar was his responsiveness and professionalism when it comes to responding to a customer. On the day of the appointment he said that he would have the report done by the end of the week. He did not have it done by Friday of that week. I had to wait til the following week to contact them to see where the report was. Thankfully they answered the phone and responded by saying the report would be sent by Friday. Waiting all day Friday and still did not receive the report. I was about to give up on ever receiving the report on the following Monday, but they finally sent it out at the end of the day Monday (1 1/2 wks later)
Needless to say, the most frustrating thing was waiting for the report and feeling like I was put on the backburner as a customer. If it wasn't for his professionalism, punctuality and thoroughness during the inspection and the quality of the report, I would give them a worse grade.
In summary: Great inspection, great report, but unsatisfactory responsiveness in getting back to me with the report.

I purchased my home in 2003 and used this company on recommendation of my real estate agent. The inspector spent an hour or so in the house and all seemed fine. The day before closing, the insurance company sent an inspector who found extensive mold in the roof, which caused chaos in the closing and enmity between buyer and seller. In the attic between ceiling joists was exposed decking easily seen, covered in mold. There was no reason for the inspector not to have seen this, as the insurance company's inspector found it immediately. Both the shingles and the decking had to be completely replaced. Multiple other problems that were obvious were found upon occupancy. When a letter of complaint was written by my real estate agent, the response back was nasty. They did sent a refund check. which bounced. They did not respond to calls and a letter about this. I've had another inspection done on the house last year (7/07) for which I was charged 1/2 the price (and I didn't have any issue about their price). That inspector spent almost two hours and found all manner of problems that were present when I bought the house. A lot of smoke and mirrors work had been done by the sellers that was quickly exposed by this second inspector. Coyle will seem great on the front end, but beware.

Great, they are very prompt, professional, and courteous. They had the complete report done within three business days and included all of the CAD drawings to get the work done.
